New roof

Looking at buying a new house, fallen in love with a bungalow that needs some work which really appeals as we'll be able to have things how we want rather than how someone else decided. But I'm cautious of budget and while I think it's on for a good price given everything I don't want to have big projects that we haven't budgeted for or completely mis-budgeted! The roof looks old, will obviously get a survey / professional advice but roughly what have people paid for new roofs? Expecting it to be more for a bungalow as clearly more roof area but I really have no clue!

It very much depends on where you live and the type of materials required. For example slates will cost more than roof tiles.
It’s a bungalow, but that actually can save you money as you may require less scaffolding, which can add a few thousand to the quote.

You'd need to get quotes as its so variable - and you might be able to renovate vs replace the roof

Oh interesting about the scaffolding thanks. I know no one can say until we get a proper quote and it might not even need doing yet but any ballparks would be helpful, at the moment I don't know if we are talking £10k or £100k!

My new roof was 5k but it’s a mid terraced house.

How old is the roof ? Lots of different things to consider type of tiles, leadwork (if any ) get a few different people round and ask them if it needs re tiling or just needs a few repairs ? With it being a bungalow it’s probably not slate , rosemary’s and concrete interlocking tiles will easily last 70 years , longer in some cases

Just get as many quotes as you can , hard to give an idea on price without seeing it.

We had a new roof in August. It cost £10k. The house is a 4 bed detached property, built in the 70s. Obviously we had scaffolding and the word took about a week. We live in Worcestershire.
Don't get ahead of yourself, get lots of quotes, we had about 6 roofers look at it. It may not need doing at all.

You're right @DrDreReturns I'm probably getting ahead of myself and worried about getting something that needs so much work.

Last roof I had was 11k - that was on a small two storey terrace With standard back extension central London Chinese slate (Ie the cheaper version). That included quite a bit of new timber work also. Your survey needs to look carefully at joists.

I’ve also lived with roofs which have been patched over the years rather than replaced. See what the survey says.

May not need replacing - we lived in an edwardian house and survey suggested roof would need replacing soon but lived there for over 15 years without doing so. I dont think the lady we sold to 10 years ago has replaced it yet either. So that roof is 110 years old!
