It’s the kitchen - I like location, size, huge park opposite.
Not my style but post divorce, me and two kids I like doing work/decorating - but have feeling that the post/pillar in the can’t be replaced by steel (as surely they would have done it?) and can’t imagine kitchen layout

What do you think?

Op, you do know you can see a large picture of the owners children in the kitchen. I would get the alterations checked out by a specialist before committing to exchange.

We have a pillar in the middle of our kitchen (1930's semi). It saved us about £20k in underpinning costs 15 years ago when we extended the house. Ours is plastered and is actually quite useful. We have a towel rail/radiator on one side which frees up wall space around the perimeter of the room for more units.

Yes the pillar might well be replaceable at great expense but if you won't have loads of spare cash, think of it as a permanent fixture.

I am worried about the stairs coming out of the kitchen too.

I think the kitchen would make more sense with a big table up against the pillar, and no sofa. The table would give you a bit more kitchen workspace effectively so it would be more like a double galley.

The second living room doesn't really work for me as a second sitting room but it would be great for a study/playroom/gaming room.
