Has anyone put in offer but then seen something better?!

Just that really. Whilst we put in Offer I’m not 100% with it and just seen something come up online which fits my requirements more.

Yes we did. We offered on the other and withdrew our original offer. It was fine for us.

Yes, although there were complications with the one we’d offered on (was part of a fairly nasty divorce) so we’d already told the EA if the vendors couldn’t get their act together we’d look elsewhere.

We saw another house, fell in love, put a full asking price offer in on it and hopefully move in in December. We just withdrew the other offer as soon as our new offer was accepted and apologised to the original EA. He fully understood as in his own words the vendors were a nightmare to deal with.

If you’re going to do that don’t dither around. It’s an awful thing to do if the process is many weeks along. If someone did that and I was an EA I’d blacklist them.

Yes. We did this. It feels pretty crap, but you can hardly go through with the purchase of a house you've realised you don't want, can you? Make the call quickly, it's only fair. We were fortunate that the vendors hadn't found anywhere themselves, so we weren't compromising a chain.

My first buyer! It was 4 days in.. I was happy she withdrew as obviously not committed to the sale

Try to give a decent reason

I think if you have an offer in & are still looking you should withdraw ASAP as you are obviously not happy so better sooner than later - less cost for you, & less for the seller, also avoids you being blacklisted by agents (which DOES happen, or they may sell you a property with concealed problems/play games with you etc)

Friend had this happen to her recently - she had evicted her lodgers as buyer insisted, so disruption/expense for her, them, & agents have (apparently) blacklisted her which is a problem if they have a huge chunk of the market (or just the 1 house you want).

Is the one you want to see with the same agent? You obviously cant go ahead if your heart is not in it, but sooner you act the better

Offer was submitted but given it was 5k under the vendors have declined so relieved

yes! It's the biggest purchase you'll make ! If something better comes up then of course. While I agree with honouring your word - I wouldn't waste £100s thousands of pounds on something just to keep my word to a stranger.

I did this. My first purchase, offered on a flat in my price range but as soon as I'd had it accepted starting worrying. The vendor was messing me about so when another came up in the same building I went to see it and immediately pulled out of the original purchase.

I had to find another £10k and initially felt terrible for pulling out but I couldn't spend over £200k on a flat I wasn't 100% happy with.

I absolutely love the one I ended up buying, never a second of doubt.

(All with the same estate agent by the way. They still got their commission so couldn't really have cared less).

This is actually one of the problems with only allowing proceedable buyers (which I understand now I have been selling!). If someone has actually seen all the houses available in their area for a while (on rightmove/in person) its a lot easier to commit without wondering if the better house is out there, as you know what you've missed out on too!

To avoid any mess, think hard and rationally before you offer, make sure you like the property.
avoid browsing sites once you proceed with purchase.

pull out if vendor messing you around or something wrong with the survey.
once completed, do not try to compare with other properties you missed, just enjoy it for a while(years).
