My flat is in a mid terrace and is first floor. The EPC says that the floor is to external air with no insulation. It isn't, there is a flat below, it doesn't float in mid air! Equally, the walls are assumed to be single brick with no insulation (1920's building) but as it's long and thin about 80% of the walls are effectively internal as there is a house on either side. The surveyor has said that the fact there are other properties below and to either side isn't taken into account and these are considered external walls that need insulating internally to improve the current rating.
This seems completely bonkers, why would a mid terrace be considered to have the same heat loss as a detached house? Does anyone know if it's correct?
