Price of floor sanding

I'm in the process of buying a flat and want to get the carpets lifted, floors sanded, stained and varnished before I move in. I've been reading a lot about this and decided it's best to get someone in to do it. I've been trying to get a rough idea of pricing from other threads on here and websites.
I've called lots of companies and only managed to get a quote from one. It's come back as £2400 to do 3 rooms (about 50m2). This is much more than I expected. Does this seem like a reasonable price. I'm based in a city in Central Scotland.

We paid about £600 for two rooms and stairs to be sanded. Then we varnished... it didn't take long.

18 months ago I paid 850 to sand every floor in a 3 bed semi, except the stairs.

That was sand only and no VAT. It was also using a Hummel sander.

We were quoted £25 per square metre for sanding and sealing. That was in English Midlands.

I've just been quoted £38 per sq mt. That was for sanding and waxing but not lifting the carpets
I thought that very expensive

Also Scotland, I paid £800 a year or two ago for one room. It's very large, i think at least 6mx5m and had that awful black stuff on a lot of it - is it bitumen?

They stained the floor and applied several coats of varnish.

I had used the firm before and while they're not cheap they always do a great job.

Based on that i think your quote is too high.

We had 3 quotes for sanding and varnishing approx 46 sq m. (North West England)

£1250, £2400 and £3200 plus another £670 for commercial varnish meaning the highest quote was three times the price of the lowest!!!

Seems like sanding is a bit like the wild west

Before you do this do check you're actually allowed to. Many flats leases prohibit bare floors because of noise issues

Thanks for the replies. The difference in quotes is so large. I'm going to try and get some more.

Where would those rules be written about bare floorboards, as I don't have a lease?

It is a good point about noise.

There may not be a rule about it but it can be awful for those living underneath. Maybe not too bad if you live on your own and always take your shoes off.

It’s good to get any squeaky floorboards screwed down properly too. Squeaky floorboards are really annoying to live under.
