House near slightly busy but not main road - worry with DC?

DBro and SIL have got the chance to possibly buy an unlisted house for sale locally both near me and DM's properties.

It's an Edwardian house - 3 double bedrooms, not done up, nice garden and small front garden but near a side road that gets quite busy - they had a toddler. A small bus has a bus route along this road.

They've seen the house online and like it and are possibly planning to view it when they're next in London - currently they live outside London.

Would the road as above worry you if you're parents? I personally think if you're careful then not too much worry - also the person selling it lived there and lives there with his DM and has done since a child and said it's safe.

Also - a doer-upper doesn't worry them, which it is - it's not all tarted up like most of the other properties, has an unconverted attic space etc, it looks in quite good shape, the price it's being offered for now is approx £100K under asking price and woman might take a good offer near that.

Opinions please?

When we bought in 2003 we made a list of pros and cons about the house. One of the cons was that the road got quite busy during rush hours as it paralleled a main road but didn't have traffic lights. It did have a pretty big front yard with a berm at the end.

We bought it anyway. We just had to supervise the DC when they were in the front yard, which we would have done at any other house. If they like the house and it's a good value they should buy it before someone else does.

The road business would not bother me at all unless HGVs bombing up and down or right next to a hospital with sirens all the time!

Wouldn't bother me. Lots of people live near busy roads. Kids won't always be toddlers. Just make sure they have a decent gate and supervise any kids out in the front

If this is a no for a house in London then they could be looking a rather long time... this is fine, just have kids play in the back garden not front.

This wouldn't bother me. The child isnt going to be in the front yard by themselves. Any estate has traffic. In fact it might be good for the child to learn a bit of road sense early on

Great - thanks all! My DM mentioned this but I really can't see the issue!

It's near a small parade of shops with fish n chip shop, small corner shop 2 mins walk away, very good primary schools nearby and a really nice park/playground just up the road in same road.
