Daft to accept asking price offer?

Hi All,

This is our first time selling a house, and we have tried to go down the facebook marketplace route to save a few pounds. Our house was valued at £Xk, and we put it on for offers over that valuation, as is customary in Scotland.

We have received an informal offer of the valuation price, and it doesn't look like any more offers are likely to come soon. Other people were interested, but needed to sell their houses first, and who know how long that could take.

We have our eye on a house and I am really worried that if we are greedy dither and hold out for a higher offer, we will lose out on this house.

Am I right to try and push my husband to accept the offer? If so, any tips on how to do that without an argument?

It might be an idea to see if you can get this moved to Scotsnet, because you are likely to get a lot of English replies here that just don't understand the system.

I'd say it depends where you are. If you are in Edinburgh, he may have a point. Somewhere with a slower market though, I personally would be tempted to take it. For contrast to the crazy Edinburgh market, it took us 18 months to get a significant offer in an area with much less movement, and an atypical house.

Our house is currently on the market in Scotland and we've been told they're going for home report value and above. I maybe wouldn't jump too quick?

Sorry, I misread your post. Normally houses go on for below home report value so a house valued at £315 might go on at offers over £299. If you've been offered your home report value I would take it.

You're selling your house via Facebook???? I think this is foolish. Estate agents have an important role to play when buying and selling houses. They don't just stick it on rightmove.

@Varjakpaw - The market is pretty good currently where we are, for the type of house we are selling, but the size of house we are wanting very rarely come on the market at all where we are. I've been looking for over 2 years. So it just seems silly to me to not jump at this opportunity for the sake of a few thousand!

To be honest, without 100% knowing if you will be able to secure the new house you want, I would possibly hesitate. I get your point, but what will you do if you accept that offer, then miss out on the other house? Rhetorical, just something to think about.

We accepted our home report valuation offer. And have had our offer on the house we like accepted. So yay!

And from listing my house on facebook to accepting an offer took less than a week. So I'm not sure what an estate agent could have done for us other than cost us money.

Things round by us are selling really quickly - I’d have done the same as you OP and not lost out on my house for a few £k extra. Good luck in your new home!
