What to charge this lodger?

My friend is going to rent a largish room to an ex-colleague who
now works from home (has given up own flat to save)
The rent for such a room would be c£350
As colleague will be working from home and using more utilities (computer)
and heating during the day would it not be fairer to ask for a bit more.
If so how much?

I would still say £350. It seems a little petty to worry about a laptop being on and using 50W per hour. That won’t even add up to £5/month.
If someone is that petty, I wouldn’t advise getting a lodger at all.

Other than that, I’d really think hard about having someone in the house pretty much 24/7 as it won’t be for everyone.

I'd say £350 is reasonable because you're also accounting for knowing who the lodger is. It's a bit like mates rates.

There's no middle man costs that would other impact the rent either. Swings and roundabouts.

Computer usage won't consume much but heating could do.

Include a jumper, scarf and hot water bottle in the 'fixtures and fittings' and supply a bottle of chili sauce every two weeks during the winter months.

I'm not helping much, am I?
Sorry Grin

@Justpassingtime1 You could just add like £10 a month for the heating.

Hmm for council tax will your friend lose 25% single persons discount too? If so, maybe factor that in too.
