Would this put you off buying property?

Just trying to see and probe possible problem areas why my house isn't selling. Its physically in near perfect state, and the price is lower than what a lot of houses around have sold at.

We put the house back on the market after 11 months of buying it. Would this put you off of buying it altogether?

Lower half of the stairs doesn't have a banister and there is no handrail on the wall.
Would this put you off in any way?

After being on the market for about 9 months now and lowered the price before, its getting hard to understand why its not selling and a fresh perspective would be appreciated.

With the market naturally slowing down nearer Christmas we will wait before making changes, but plans are likely to go with a new agent, new pictures and lower price at the same time. So its all fresh come January. Fingers crossed i guess.

I would be concerned that there was a problem with the neighbours if a house was on the market so quickly. Moving house is so stressful that anyone is bound to wonder why you’re selling so quickly and if there is no visible sign then I would suspect the neighbours and that would def put me off. Sorry op.

It's pretty likely that viewers have either heard your neighbours' racket, or been put off by spotting the hot tub in their garden.

For me, property negatives include being in earshot of a hot tub, deck, barbecue , firepit, trampoline etc on neighbouring properties. Warning signs of hours of relentless noise, smells etc.

Oh, if you’ve had two viewings in nine months then it’s over priced. You paid too much and/or are judging the market wrong.

Exactly, it’s nothing to do with the neighbours or the bannister, it’s over priced. To such an extent folks don’t even want to view it. Sorry op.

Our house is on the market and after every viewing the EA emails us the next day and gives us feedback. I'd suggest your's starts doing the same, they need to work for they're money!

One thing I always do is try and find out how long the seller has lived there. I can usually find out on RightMove via nearby sold house prices as it may be listed or on nethouseprices.com

Maybe you're EA could tell viewers why you're moving, it might stop them thinking up incorrect reasons. You could say the truth or a million and one other things, something positive though

I wouldn't be bothered by the lack of bannister, but it being on the market within a year of being purchased & not because of a divorce would be a huge red flag I'm afraid.

Honestly you adding a few grand on after 11 months could be enough to put me off. They will be able to see the photos from when you bought it online and see what work you've done.

Only 2 viewings in 9 months, Two main reasons would be it’s over priced and/or the EA photos are terrible.

Doubtful anyone without viewing the property would know your neighbours have the potential to be noisy.

The quick resale of the house would put me off, I'd presume straight away that neighbours are a nightmare and wouldn't bother looking

If its on Rightmove, most people look at the photos, the floorplan and then the market info (which gives the sold price). If I saw that it was only purchased in 2019 and the price, and was now for sale in 2020 for more - I wouldn't bother viewing.

If I came for a viewing and saw the set up you describe in next door's garden, I would run a mile. Sorry.

Any chance you could look at a new build and part exchange the house OP? I say this as someone who bought a house which had been part-ex’d because of a violent neighbour 😂 vendor as a result was a large house builder Co who had no experience of living there so had plausible deniability 😉

As has been said, there are many reasons people have to sell up soon after buying (divorce, jobs etc) but I would immediately assume neighbours.

That’s not the immediate issue though. Your price seems to be the issue considering the amount of viewings you’ve had.

I would fix the barrister - it would put me off , its dangerous and would make me think you were cowboys and what else is wrong with the house.

I could advise you re the neighbours as it's unfair to try and hoodwink the next buyers, I'm surprised you didn't realise the neighbours were going to be a problem when you looked round?
What are they drilling all the time? You could report them to the council for running a business from home?

In your position I would drop the price, your house isn't worth as much as you hope it is.

Bear in mind that there is currently a Stamp Duty holiday, so reduce the price to reflect that you will be saving Stamp Duty on your next purchase... get rid of it quickly before the market tanks. Put bannisters on, declutter and sell.

FWIW, if I spotted a hot tub in the next door garden, I would be gone. Once viewed a lovely house, it ticked every box. Then I spotted the swimming pool within 10m of a bedroom window. Couldn't see it from downstairs, but I bet you could bloody hear it alright. I was out of there. Still sad about that house.

Things happen and sometimes people need to move. I believe that any house will sell for the right price so you might have to drop it significantly.
