Tell Me about Sale area near Tyntesfield Primary school!

Hi All,

I desperately need some insight and advice from people who knows the areas around and in the catchment zone for Tyntesfield Primary School in Sale.

More specifically, we have been seeing some houses recently that have come available in this area a few streets away from the school. Namely Chestnut Drive, Woodheys drive, Avonlea Road. A mixture of detached but mostly semi-detached properties.
Very near Woodheys Park which seems like a nice park which is looked after with facilities to play some golf and childrens playground. Nice to be near i suppose?

We are not from the area but having been to see the place and driven around the nearby areas we have some mixed feelings. Not sure if it is safe or if the area is children friendly?
Or is it just us?

Any advice would be much appreciated!

It’s a nice park, good facilities. Lots of families around there, good schools. I think it’s a good, safe area (certainly not heard otherwise). I’m in Sale but further up the A56.

Took me a while to get a feel for it to be fair. Because the schools are so popular it attracts families. Sale Town Centre is changing all the time, and has some welcomed new additions of bars and eateries. It’s 20 minutes into Manchester on the tram.

Where are you moving from?

We are from Warrington.
We are a typical family being attracted to the reputation of the good primary and secondary schools as we have a young daughter who will need to start primary school soon and we wanted to be somewhere beforehand.

We started the post because we drove around a few places just north of the streets we mentioned (I think it is Woodhouses area) and it seemed to be a little rougher area? Dare i say?

We also heard Tyntesfield is a decent primary school. Probably not the best one in Sale but a decent one hence what attracted us to consider the area. Do you know anything about the school?

Not much I’m afraid. I know a few families with children there and haven’t heard any horror stories! All the schools in the area are good, so you won’t go far wrong. Secondary schools are good too, whether you go down the Grammar route or not.

From what I know of that particular area it’s decent, lots of families.
I moved 10 years ago and it felt like a massive leap of faith - I knew nothing about the area really. Felt like you do - I just remember driving along the Washway Road thinking ‘is this it?’.

Speak to the school and see if you can arrange a visit (if they allow them at the moment).

I think if you stay in that block of streets or go the other side of Washway Road around Eastway / Walton Road (I'm not sure how far the school catchment goes) then you're ok. You want to avoid the area to the west of Manor Avenue though.
It's probably just about walking distance to Timperley metrolink although not something I'd want to do daily as part of a commute. There's a small block of shops with a co-op on Washway Road which i guess would be handy. Not sure what Woodheys park is like but Walton Park is lovely with a little train and you could walk along the canal.
The traffic would put me off, Washway Road is horrendous and that block of streets is cut off if you're coming from the South so you'd always have to go up/down it.

You want to avoid the area to the west of Manor Avenue though. It's probably just about walking distance to Timperley metrolink although not something I'd want to do daily as part of a commute. We did get a place in that school, but purely because it expanded the year we applied (2016).

So do check out the distances places were offered in the last few years rather than catchment areas.

Thank you so much for again more helpful advice. The schools comment is very interesting. We called the school to ask this after reading your post but unfortunately they said the schools admissions are completely managed by the trafford council. So they were not able to give any details on distance or admission.They seem like lovely staff though!

So far no one has said anything bad about the particular block of streets which we are looking at - which is comforting.

Our reason for buying is the schools but our concern after visiting was basically the street/house is 4 or 5 streets away from a not so nice part of town (a rather large run down council estate West of Manor Avenue) which someone else rightly pointed out in another post.

So was wondering if anyone knew of any bad experiences. Comforting to hear so far none...

Op, the estate is barely run down and is having lots of new houses and redevelopment atm. Have you ever visited it/known if anyone living there?

I really think that sale, and in particular the sale west area ie chestnut drive is the perfect location op. You’ve got the local feel of sale and alty, with the good schools, also not too far from Warrington where you’re coming from and also Manchester City centre.
Please don’t let the racecourse estate put you off. Lived on it for coming up 25 years and never had the slightest bit of bother. Not that it matters, but every house on my street bar two have now been bought anyway, so many aren’t even council/housing association anymore.

About the school catchment....could you put in a freedom of information request to Trafford council asking the furthest distance that children were accepted in recent years?

Agree, it's a nice area. FWIW I prefer the area around Brooklands primary school which is also a great school. Really nice leafy area and handier for the tram. There are some quite expensive houses round there but some less so around Shrewsbury Road for example.

Apologies, we didn't mean to offend anyone about the area (West of Manor avenue) particularly.
It was an uninformed gut feeling and as we mentioned we don't know much about that specific pocket area or even anyone living there currently hence we just wanted to get some local advice and insight.

OP if you go on the Trafford website via the link above, at the end of the document you can see how places were offered this year - so how far down the over-subscription criteria they went, and what the distance they offered to. This is the info on offers day usually 1 March - there will be a little bit of movement after that sometimes, but it gives you an idea.

The distances are "as the crow flies" - and a good website for working that out is doogal - you put the postcode of the house is, and the postcode of the school and it gives you the "as the crow flies". Its not 100% accurate because a single postcode can be quite large, but again, it gives you an idea.

The same information is available for secondary schools in the "transferring to secondary school" booklet. My advice would be to look at where you'd fall for primary and secondary schools to avoid having to move again.
