If you are having an extension atm, would you mind telling me how much it is costing per square metre ?

I'm trying to find out before I start getting quotes whether this £1000 per square metre thing is one of those urban myths that float around or a reflection of reality !

If you are having or have just had an extension built, would you mind sharing how much it cost with me ? Many thanks.

We had an extension built and just the 'shell' i.e. foundations, brickwork and roof, cost us £12K. It's 6mtrs by 4 mtrs. We live in SE London btw.

Dh reckons our extension was roughly 20 square metres, maybe a little bit less, and it cost us just over £30k. We're in West Midlands and that price included the cost of a new kitchen.

(that's single story and we didn't go for cheapest quote but with the builder we trusted on recommendation, who was fab).

Oh I'm feeling very feint at Tamdin's £150k and how much it is over the original budget !

Rubberduck, yours is coming in about £1300 I'm going to guess, taking off some for your kitchen.

MaureenMlove, you are talking figures I can relate to ! I was wondering about getting just the shell built, then gradually getting people in to sort electrics, plumbing etc.

I only want a little one, something like 3.5m x 2m. We've got a high pitched roof so don't need to go out very far to gain a fair bit more space on the first floor to extend a box room into a decent bedroom, then downstairs the extension can be a utility room. It would be one storey with loft conversion to form extra bedroom above as the house is one of those chalet bungalow things. I did start off wanting a bigger extension and the architect quoted that £1000 figure at me, but I think I was being a bit greedy really, just need a decent room for DS who is most excited at the idea and has already chosen his new duvet cover !

sorry chocolate! to be fair ours started as a double storey ext but has ended up as the whole back half of the house being remodelled, internal walls coming out, new layout etc etc. so you won't end up spending double like us

Phew ! It sounds fabulous though and I bet it is well worth the extra

We've done a lot of changing rooms about and kitchens, but the upstairs just doesn't work very well compared downstairs and DS is in a tiny bedroom. This would be fine apart from we are planning on staying here and he is apparently on course for being about 6ft 3 or 4, if the Health Visitors calculation can be trusted. So short of cutting a hole in the roof (sloping ceiling for a lot of his room) we have to do something ! I am fed up of spending money on this house though, hence wanting to keep it as cheap as possible this time.

Thats the only way we could afford it! Its still not finished, 3 years later! All the other bits are being done slowly, by friends at mates rates. We're lucky in that DH has a trade, so he knows people in all the trades. DH done electrics, windows & doors came from Uncles business and we're £1,000, rendering and plastering was £600 each from a friend and we've just got the level of the floor to bring up to the rest of the house now.

That must be exciting being on the last bit now, I hope you don't need to wait too much longer until you are done, so you can relax and enjoy it.

DH is rubbish at DIY ! But I have found in the past huge differences in quotes for different things - one plumber was really reasonable for servicing the boiler, then off this planet for fitting a bathroom. So I reckon that if I do it in stages I might be able to fit it into my not very big budget.

I'm a bco and £1000 per m2 is a realistic way of working out the cost, unfortunately!

Oh good Blousy, that helps a lot. It's just that I've seen a lot of prices quoted when I was reading up on this that work out at well over that - so thought I was being optimistic thinking that was a good rule of thumb.

It does mean that I should be able to get mine done then I think for about £15k plus plans etc, if I wimp out of going down the shell route. So that is less than I would pay in costs if we moved and I get an extra bedroom and little utility room.

I now need to continue saving very , very hard !

just read that you're doing a loft too - they can be pretty pricey dependant on the amount of structural work you have to do

The loft is the second storey, does that blow the cost equation ? I was thinking that I could just double the cost of the one ground floor and that would cover the roof with the bedroom in it......(can you tell I've never had to do anything like this before ?!)

Not sure about price per sq mtr!! we are 14 weeks into ours and I am absolutely shattered. Our quotes varied enormously from about £35K to £88K. We decided on a builder who we had used in the past and it looks as if we will go slightly over the estimation, in the region of £43K.

We are having quite a bit done though; porch extended out and across the house to form downstair toilet and a double storey side extension ( new garage, new dining room, upstairs new bathroom and bedroom.) This price also includes some new windows in other parts of the house, a supporting wall being knocked down, the garden being excavated to increase the size of patio...additional plumbing, electrics, tiling...... fingers crossed we will be complete in the next few weeks!!!

BTW: our roof isn't suitable for loft conversion, by the time the floor was raised to meet all the safety standards, the pitch of the roof would be too low and too costly. Shop around & good luck!
