Lower property price for the sake of health or wait

Our house has been put on for sale just before this Covid lockdown happened. Now how many months later our terraced house is still up for sale. We have lowered the price before, and only managed to get 2 viewings in total this whole time.

We put the house for sale because the noisy neighbours are affecting our health and lives on a horrible level. I am thinking of getting a professional photographer take better pictures and video for us, and lower the price again. In my mind i would rather sell and move at a slight loss, over staying and have our health go down even more.

Anyone been in the same boat, or any thoughts?

What about other houses in the area? Are they shifting?

Are you brave enough to post a link for some feedback? It could be the price, the photos or the description not getting people through the door. You could also get feedback on how the house is presented and if that’s off putting.

I have - and just selling now, I feel such a relief, it was worth it to me

I’d get new photos & new agent preferably when lowering the price

Put it this way: if you are not getting viewings at your original price, you are not getting an offer

If you get more viewings and an offer, you can really decide then if it’s worth it to you: but really recommend you cut to a good level to get interest on your house right away so people can get in before March 31

It depends on your age and finances but I’ve taken the view I can earn 20k again (or not spend it on holidays etc) but I can’t get my life back and living here is making me miserable... it’s such an uncertain time you can’t tell what’s going to happen with the money but it’s pretty clear we are likely to be staying home a lot for next year or so, why not be happy if you can?

Giving an idea of time scales: I’m house shopping at moment, I feel I’ve got 3-4 weeks max to find somewhere to sort the deal: not long enough for you to drop your price ‘a bit’ and get another 2 viewings... you need to price to sell, so you need to really look at your competition and what’s selling/not

The houses here are in ther area of 120k to 130k I dont want to post a link to my current address on the internet, sorry. The house is super tidy in every way, however i do think the pictures are lacking, and video might help in these covid ridden times.
Other houses are indeed shifting even if they were put on for more. Last week a house behind us went on for 5k more, and its under offer already.

Other than price or pictures, it might be the fact that we have only been here for less than 2 years. Could people be catching on that we are selling because of the neighbours?

Also when changing agents do you still have to pay a fee to the one you are currently with?

Don’t post your house link as PP suggested. Your house is probably fine but you have have already disclosed that you have noisy neighbours. Who would want to willingly move to your house and inherit those noisy neighbours !

You would have signed a contract with the agent that states how long you’re locked in for?

If you decide to change agents, have a look on Rightmove and see which one does good listings and best photos. They tend to use he same photographer so if all of they’re other houses have rubbish ones, so will yours.

Don’t post your house link as PP suggested. Your house is probably fine but you have have already disclosed that you have noisy neighbours. Who would want to willingly move to your house and inherit those noisy neighbours !
Don't have to disclose if we never had anything to do with them. You only have to disclose these things if you have reported them to the council, Environmental Health, or police. As far as we are concerned we don't know them and are moving due to other reasons.

What kind of noise do the neighbours make that’s so bad.
Drilling and hammering 10 hours a day, multiple days a week, every week of every month for the last year and a half. When not drilling they slam doors to the point that stuff in our house rattles on the shelves. Stomping and banging all day on their new laminate flooring. Shrieking children worse than a public playground. Shout in their backgarden underneath my babies window till 11PM. Dont stop stomping and banging about the house until they finally go to bed at 1AM.

Yes get professional photographs and reduce the price even if you make a loss. Usually houses do not sell because of the price. Your life and health is worth more than this. It sounds unbearable.

How long are you tied in with your agent? If not long is get another agent in, ask for an honest opinion why it isn't selling. Sort anything needed out then put it on with better pictures.

which suggests that maybe there is more to it than reducing your price.

Are the viewers hearing your noisy neighbours during the viewings? Or are there any other indicators that the neighbours are difficult that viewers might notice?

Are the viewers hearing your noisy neighbours during the viewings? Or are there any other indicators that the neighbours are difficult that viewers might notice?

We were lucky enough that both viewings the neighbours were not home, so I doubt there were indicators.
