Hi, I'm after some advice. I'm fingers crossed finally moving out of rented after leaving a horrible marriage. I've finally got enough together for a deposit and have offered on a property. The loft is done out as per the pictures. I was wondering if there is anyway I could split this room into two and it work out ok. It's for my 2 oldest boys, late teens. Oldest has ASD. I think it would mean one going through the other ones room to get to the stairs because of lack of space. The whole house needs redecorating. I was hoping someone would have an ingenious idea that is staring me in the face but cant see! But it could just be impossible too. Thank you in advance.

The dining room cannot be a bedroom because the stairs are in it.

Don't see why that matters.

Of course it matters. The person in the dining room bedroom has no privacy, which is surely the point. Everyone would have to go through their bedroom to go up and downstairs, whatever time of day or night. I think that’s the worst option. The sleeping pod idea is good, though.

Could you, move the door so you enter straight on rather than on the left hand side. Add a window in (green - unless it's a semi?) and build stud walls to separate rooms and make a corridor with new doors (purple)

Actually with the skylight windows I think you'd need to get rid of one window and move it to the other side...

From the look of the photo it doesn't look like there's enough headroom for a side corridor in the loft?

Thank you everyone. I have my ex partners daughter stay once a week but she will be in with me on a camp bed so no extra room needed for her.
The pp who said is it the right property, this has made me doubt it a bit. But I managed to get this 15k under asking as the seller had it fall though so was keen to sell. It's in a really lovely place that I know well and feel safe in with a lovely sunny back garden. My current rental is very dark, gloomy and depressing. This bedroom issue is the only thing (a big thing I know) that isnt perfect for us.
I really cant afford to knock walls down etc at the moment but Its something i could do once I'm on my feet. The kids will have to compromise on something for a while but if it means we have a secure home then they are old enough to understand the importance of that.

So I will give the suggestions here a try, i like the sleeping pods, they look fab, but will also trial the dining room idea first. I dont have photos of the dining room to show you, they were left off the particulars unsurprisingly!

pink sorry I cross posted with you. That idea is one not thought of yet. The headroom might be a problem but it's something I need to look at to see if it's possible! . Thank you for that!

With furniture you could give the child in the first half of the room "2 rooms".

So as soon as you go in there is a corridor made with furniture with a gap to go into each room either side - one for sleeping one for gaming.

Then at the end opens into the other room.

I think for head height it's what will work...

What about putting your bed in the living room (with partition)? It doesn't sound like your sons use it anyway so it would be your space?

If you have the money to put in a combi boiler you can get rid of the water tank too

Hi OP.

Some thoughts.

Firstly I'd advise against having a concrete plan (or spending money) until after you move in.

I think it's often best to move into a house and see how it works for your family life before making any firm choices - this is especially important if your budget it tight.

Secondly think about what your sons really need.

Obviously the ideal would be their own rooms, but with the space and limited budget I can't see how that's achievable.

That said if my teen DS is anything to go by a bed isn't his his rooms focal point.

What he values is his desk and space/privacy for gaming/contacting his friends online.

With this in mind I'd be temped as pp's have suggested to divide the room using bookcases between the windows.

Make sure there is room for a bed (plus clothes storage) plus a desk in one section (you might need to make this section a bit bigger than the other).

Then what I'd do is look to put a desk in the dining room (you can get nice fold away versions).

This way each child gets their own "gaming" space in the evenings (and you get the lounge).

Realistically I think they would value gaming privacy over bed privacy - but ask them what they think.

I honestly think you could probably turn the dining room into a small lounge.

If they had a decent bedroom each you would hardly see them 😂

You take the current lounge as your bedroom.

The boys will each have to stuff stored in their rooms!

Could you get any sort of table in the kitchen?

We had a fold away one with fold away chairs for years when in a tiny property...

Buying a small sofa etc Tom fit the shape of the room may be as cheap as anything else.

Coffee4me that’s just what I would do and use the dining room as another living/relaxing area. Seems to be the simplest and cheapest option and op would have a great bedroom!

I agree with the dining + loft as bedrooms option - but given their ages you could perhaps say to them, you can have those two rooms, decide how you'd rather arrange them. So if they want to both sleep upstairs and game downstairs, their choice.

Splitting the loft with furniture could be a very good compromise. As well as wardrobes etc, two desks + bookshelves could be built into a partition. Another variation I have seen is using bunk beds as the partition - with strategic barriers for privacy either side.

Pink if the OP's sons are 6 foot and the highest point is 2m I can't see how that plan would give sufficient headroom in the access.

Is use the dining room as a lounge, and the current lounge as a 3rd bedroom. It wouldn't be the biggest lounge, but not the smallest either! It's bigger than my lounge.
Thats what we've done recently, turn the 2nd reception room into a 3rd bedroom.

How about have beds and one dc computer/ consil upstars and dining room like another games room gaming chair / consol etc( maybe fold up dining table ) then if they are both in not disturbing each other ?

How much do they like natural light or could you put a window on the left hand side? Then you could split it vertically on the picture so one took the right side and one takes the left. Door on an angle each side that would mean you don't lose space to a corridor. It would work best if you could switch to combi so get rid of the cupboard and put a window in the other side, or a sky light or at the far end for the person on the left of the room as you go up the stairs.

If you google "bed in studio" or "bed in living room" plenty different ideas how to keep your lounge, but use it as your bedroom. Like attached, Depending on your decoration style.

And you could make dining room another social space.
