Overseas landlord - where would you buy a washer dryer

Hi all. I need to buy a washer dryer for the tiny 2 bed property that I rent out.

The property has been guzzling money on repairs and refurb, and I don't want to end up buying something that needs to be repaired / replaced every few months.

Looking for recommendations with regard to model, retailer and extended warranty. Is it worth buying from John Lewis for their 2 year guarantee?

AO are really good. But if I can get the same item at JL for the same price, I do, because of their 2 year guarantee.

Washer /dryers are generally crap, but a necessity in a small space. My daughter has one that she's pretty happy with, and two years on it's given her no trouble. I'll find out what it is and come back.

I agree with you saraclara. I never got on with washer dryers, and always dried my washing on an airer, even in peak winter. My new tenants have asked if we would replace the existing (only a year old) washing machine with a washer dryer, that's why I'm looking. Look forward to your feedback on your daughter's machine saraclara.

stillfeelingmad, have you ever used the replacement cover? So I'm looking at a £350 machine plus £150 for 3 years cover. Am I right in my understanding that Argos will repair this free of cost for 3 years and if needed replace it? But if the washer dryer survives the 3 years then I have paid £150 for squat (well for peace of mind Grin)?

Eh... hold on. Does the current washing machine work?
If it works, tell them no. They rented a place with a washing machine and an airer to hand their clothes on.

You dont replace white goods just because they fancy something else.

What if they decide they want an oven with a proving drawer? Or they fancy smart light switches in all the rooms?

They have a working washing machine. Tell them to buy their own separate tumble dryer if they must (they are hideously expensive to run and terrible for the environment) or to dry their clothes on the radiators/airers.

They could buy a heated airer if they want to speed up drying time or try a dehumidifier.

I wouldnt replace it. I've been a tenant and would never have expected a landlord to do this.

They knew there was only a washing machine when they agreed the rental.

I'd say no to a 1 year old machine being replaced if there is nothing wrong with it. If they desperately want a new one it would be at their expense and for them to organise themselves. Your existing 1 year old machine must be put back in place and still be in good condition when their tenancy ends.

When I am organising replacement white goods though I use Argos with their delivery, install and take away the old appliance service. They've been very reliable when I've needed them.

BTW: I agree not to replace, and if damage is caused by pennies/hair grips they should be responsible for cost as it’s negligence on their part: I’ve taken good care of my 10 year old hotpoint washer dryer and removed any blockages to filter (trainer liners, colour catcher sheets, a hairband) myself.

Washer dryers don’t dry particularly well, heated airier would work better and be cheaper I think: that should be at tenants cost

Surely Currys is the online arm of Currys. AO has been owned by the same bloke since it was founded in 2000.

AO and Currys are at total opposite ends of the customer service spectrum.

I’d still be suggesting your tenants buy their own airier though

While I agree with the fact it's a bit bloody cheeky of your tenants, I'm also a landlord of a 2 bed flat, and I put in a washer dryer to prevent damp. Having been a tenant myself for many years, I know I caused a lot of damp by hanging clothes on an indoors airer without properly ventilating (not my property, not my problem!). So I wanted to give my tenants the chance to dry stuff quickly in winter without causing me damp problems.

I would say 'No' if the WM works and if it doesn't I'd offer them a contribution to whatever machine they want to buy. (With some arrangement if they leave)

I've never met a washer dryer under £1000 that does a half decent job. The expensive ones are just about 'ok'. Be interesting to see what the pp's daughter has.

I buy appliances from AO. They have always been brilliant to deal with

OTOH in my experience the 2yr JL warranty is 'all talk, no trousers'.

Yep, that. I'd do the same as a landlord.
