Would you put an offer in on a house before your buyer has their mortgage?

Waiting on buyer getting their mortgage following damp & timber survey results on my old place. Hoping it won't be long. DH and I have just moved into a rental but are still looking at houses. I would ideally like to have bought somewhere before next year. Saw a place that we liked which is closing today but wondering if we should put in an offer on a property before they've got their mortgage (we had actually offered on a couple of places before their lender asked for another survey). Or is it best to wait until everything is sorted in case of issues?

By mortgage, do you mean mortgage in principle or actual mortgage offer? It’s perfectly normal for a chain to complete before anyone has a mortgage offer? You need to see proof of funds via an agreement in principle but of course you can offer while your buyers application is in process? How else do you think house chains work?

I got to a point, very quickly, where if the person didn't have a mortage in principle then they couldn't view. There's no point if they haven't even bothered to confirm they can, in principle, afford the place!
That said there's nothing stopping you putting in an offer, worst that can happen is you have to pull out.

Of course you can put an offer in. By the time they have their mortgage sorted they'll probably be basically ready to exchange. They probably won't be very happy about hanging around while you find somewhere and sort all your paperwork out!

Thanks for the comments. Everything is sorted now with their mortgage! And we have a new completion date too (or whatever it's called, the different terms confuse me ;) ). So we can resume the house hunting.
