Is this a normal discrepancy in valuations?

We have had three valuations:
£550k
£600k
£730k but selling basement off as a separate flat.

Selling off two properties would be a pain but with £150k difference I guess we would have to bite the bullet :(

On the idea of separating the basement flat, that works only if you've got separate deeds, permission as a separate house, registering for council tax etc. If it's currently part of your house, I'd work on formally creating a separate dwelling before going to market.

Yes, it was in separate ownership so those things are in place.

So is it a house divided into two flats? Or are there more flats? It might appeal to an investor.

Hi Jo, it’s more for family market -Maisonnette with up to six beds.
Or, if in two, then 1.5 beds basement with 4bed Maisonnette above.
It has front and back gardens and perfect location with direct access to iconic bit of countryside. Victorian

DH and I know we would sell quicker as one (no noise worries for buyers) so we are disappointed at what the agents have said, but we have no one to blame but ourselves!

We thought it would be forever home but stuff happens...

It makes financial sense to sell it as two if they’re 2 separate properties. It is a lot of extra money indeed. With the valuation being that much higher, you’d presumably have a bit more wiggle room when negotiating.

I have to say that I’m struggling with the concept of a family living in the countryside in a maisonette, though. I’d think most people would be fussy over bit having a detached house, let alone a flat.

You are of course right jojo. I worry about it a lot. :(
We are in a town that has an iconic bit of countryside at its edge. So we can walk to station, walk to bookshop, but also walk out of back door and keep going through countryside for hundreds of miles

You can only compare like for like, so get two more valuations based on selling the basement separately and work from there. I have had valuations vary by 20% before, it depends very much on the agent and the market.
