Purple bricks property over 2 million

Me too. If someone opted to sell a £2mill property via Purple Bricks I'd be wary about why they were cutting corners and it would (incorrectly or not) make me question what else they'd cut corners on. I'd also have to desperately love the property to buy through PB, given the experiences friends of mine have had.

They're pretty much renowned for being a bit crap as an agent, aren't they? If someone is in the market for a £2mill property they're rightly going to expect a level of service and professionalism beyond that which PB is known to provide.

Negotiate a fees deal with an 'in person' agent instead.

I think you expect that at any level. Also, depending where in SW London the OP is, it might just be a pretty standard Victorian terrace at this price that will get bought by a pretty standard (and v well off) professional family. Professionalism yes. Red carpet, strawberries and champagne- not really.

I have used an online agent, saved myself 2% including vat of agent fees.
sold within days, 10 offers.
however, didn't go PB, went for smaller online agent, great service.

I wouldn't be keen on buying a property marketed by thdm. I'd think the owners were cheapskates.

A neighbour has listed with them. Detached cottage in a quite desirable village in the SE. It’s definitely over priced. I’ll be interested to see if it sells. Also the owners have had to move out due to age and health issues so I think it’s a very poor decision to use PB. The local agents would have worked hard to get a sale but not at the listed price.

I think selling at £2m doesn’t feel like Purple Bricks territory. Around me, you would think the vendors were a bit penny pinching and not serious. The cottage for sale near me is the most expensive PB listing for miles around and that’s a bit shy of £1m.

Most pb listing seem to go on way over market price... perhaps because no high Street agent would waste there time trying at an unrealistic price
1 example on a main road near me there are 3 pretty much identical 4 bed detached houses, same period, same size house and plots 2 on with different local agents 599k and 625k... the one on with pb which if anything is in the worst state internally.... 850k!! Absolutely nothing to suggest they will get this, that is what bigger houses on bigger plots on side roads sell for

The thing with PB is you pay whether they sell or house or not, I would prefer a local Estate Agent, who knows the area well, and I will only be paying them if they sell my house. PB to me seems a bit of a gamble.

So that your house is sold by a local professional who knows the area, has existing buyers on their books and only gets paid when they sell it.

The pricks was intentional, my neighbour had dealings with them and they'll forever be known as purple pricks.

@Juby18 I've got plenty of experience in the sector and have several properties. I know the process and wouldn't require an agent to assist me. It's exactly my experience in the sector that would make me avoid this company. It's completely irrelevant that the way we buy and sell houses will change in the future.

We have purple bricks in our chain (not us!!). They're fine when you view/receive offers etc. The post sales team are shocking.
They have no idea what is happening and are about 2 weeks behind everyone else!

PB gets it wrong or very busy flogging properties.
however, the concept selling with online agency is real and taking over the local one.
I will never use a local one, online is just fine for me.

Lots of snobbery in this thread.

Most if not all agents advertise on rightmove/zoopla etc. My guessing is most buyers also carry out initial searches on Rightmove/Zoopla. I'm not sure people really care who the property is listed with when they're browsing properties online. I certainly wouldn't give two hoots.

If anything, i'm more inclined to avoid places advertised by Foxtons, because for me they would be overpriced by default.
