Prestbury, Cheltenham: a good place to live?

After some unwelcome news this morning (our buyer lost their buyer) we still have a couple of house viewings lined up in Prestbury, Cheltenham for later this week.

We can still proceed to buy and sell later if house and area are right. Only we can judge the houses of course, but as we live a few hours away, it would be good to get as much information on the local area as we possibly can. Schools not relevant as no kids and we don't need to commute, but we do like quite an affluent area.
So, is it a good place to live?

Prestbury is nice. I live in a village outside Winchcombe so just over Cleeve Hill. There’s a shop and a few nice pubs in the village and it’s on a good bus route into Cheltenham Town Centre. What specifically would you like to know?

Thanks. Just general information really. Is it friendly, quiet etc.
Our first choice was (outskirts of) Leckhampton but no houses there currently that we want to buy. We also like the look of the tree-lined avenues of central Cheltenham and Prestbury feels very different. Perhaps not as affluent, judging by the more mixed housing?
Saw somewhere about Prestbury that "the village was dying", lost its surgery etc.
Also a bit worried about flooding.
A key point for us is dog friendliness, easily accessible dog walks etc.

Prestbury is nice, it was on our shortlist, but there’s a lot of development all over Gloucestershire at the moment.

You also need to pick your area - if you want affluent you don’t want to be near Whaddon.

Do you want a village or proximity to the town centre?

Budget and requirements? Maybe we can suggest some options?

We are looking for a fairly substantial detached house and have a fairly generous budget. There's less than a handful of options listed on Rightmove atm, so unless someone has access to off market properties we're probably aware of them.

Hard to know where exactly each area starts or ends. Are there particular roads you think we should avoid in Prestbury?

As to re village or town: right now the dog walks are very important, and although I love the properties in areas like Tivoli, it would be impractical to have to get in a car for every walk. Hence looking at Prestbury, or if something comes up, Leckhampton and Charlton Kings.

That's not accurate. They are merging some practices together into a bigger medical centre. There's a Sainsbury's in Prestbury so there is good access for shopping.
It's a good area for dog walks e.g. Cleeve Hill and Cleeve Common would be within easy distance.
There shouldn't be any problems with flooding - it's the centre of Tewkesbury that's the problem.

Prestbury is pretty much joined to Cheltenham now as there has been a lot of development. The older part of the village backs onto fields and as others have said you are near Cleeve common and Cleeve Hill. You also have the racecourse nearby. Dog owners I know walk there frequently.

Prestbury has several pubs and shops plus a library and you have other larger shops nearby towards Cheltenham.

Like another poster I live in a village near Winchcombe and we are far more rural so can’t walk to shops and very limited bus service but walks galore through the countryside in all directions.

Prestbury has that balance of being nearer Cheltenham but on the very edge so countryside nearby. As does Leckhampton as you mentioned. They are both good choices if you want that balance of rural/town. Hope that helps. Good luck with your viewings! One of the Prestbury pubs or Ellenborough Park Hotel would be good options if you want a bite to eat when you are here.

The balance of rural/town is exactly what we are looking for @mossimo.
I was pleasantly surprised walking around Prestbury a few weeks ago that it felt quite peaceful.

Just wish a few more houses would come on the market in both Prestbury and Leckhampton as I'd then feel more confident of our choices, and whether we were getting the best we can for our budget.

Prestbury is an excellent area for dog walking.. you have the huge race course fields which are nicely flat or you can cut across the fields and walk up yo cleeve Hill. You can even stop at ellenborough Park for an afternoon tea!
There are at least two dog friendly pub gardens. One with an annual sausage and cider festival! ( in normal times)
I have attached a map showing the best affluent and dog Place to live (imo)

I think both properties we're going to see are on your map, one at the bottom, one at the top!

Neither property is exactly what we're looking for so it'll be interesting to see how we feel once we get inside.
That's assuming our viewings aren't cancelled at the last minute (because they've gone under offer) when we're half way through our 4hr journey. That's happened twice now!

If its the one I think...have a walk down park lane, go through the gate and take a right past the alpacas and have a walk round the fields, there is a small one that leads on to a very large one🙃

Given how little is for sale, it probably isn't hard to guess which ones. So near Park Lane is the top of your map and the 1st one we are seeing. Unless we get terribly delayed on our journey we'll definitely have a walk as suggested. Love alpacas too. Nearly bought 3 a few years ago when we still had a paddock.
Feeling a bit excited now 😊

If my guess is right as to which one is your first viewing then that would be my pick of the bunch - definitely the quietest and nicest location of those for sale. A friend of mine used to live on the adjoining road and it is lovely around there. If your second viewing is with the same agent I think you may feel a little more hemmed in compared to the first house. Do let us know how you get on.

No, not with the same agent @mossimo. The 2nd viewing / property is a completely different kettle of fish.
Yes, the location of the first does look good with a lovely outlook.
