Help!! Have I just bought the wrong house?

We've bought plot 13. I didn't know this whole north/south facing thing. I'm a first time buyer. I did ask the estate agent how much sun the back garden would get and he said morning sun and from mid afternoon onwards, I thought that was perfect as the kids will have shade during the hottest part of the day but we'll have sun the rest of the time. Now I've seen a post about north facing gardens and I googled and oh my god. Damp, dark, no sun ever, nothing grows? What have I done!! There's more plots available but it would be difficult, if not impossible to change at this point and everything would need to be redone, mortgage, H2B, the lot...

It depends where in the UK you are. We’ve got a northish (north north west?) facing garden and it’s fine. I’ve successfully grown vegetable on both sides of the garden. A proper sun trap in summer, and we get sun for most of the day/afternoon/early evening. The sun is blocked by some elevated houses in the evening otherwise we’d get it later. We are very far south (in the UK)... if you are further north it may not be so good ?

We have a north facing garden (having declared I never would again!) but we get plenty of sun once it's round the side of the house. It's all about what, if anything, blocks the garden.

@EllisRoses

My friend is reserving a floorplan like yours, but 3 bed. Similar, almost the same, layout downstairs. You will have a south facing front garden, so your indoors will still benefit from the perks of a south facing sun light coming in. It should be a nice bright home.

@EllisRoses

My friend is looking at a similar style floor plan, but that’s a 3-bed not 4 bed. Downstairs is very similar.

She noted that a north facing garden will benefit also from a south facing front. Your house will be bright downstairs because the layout means there’s windows front and back for both the main rooms (lounge and kitchen/diner).
