Is less more when it comes to Rightmove listing?

Hi all! Looking for opinions please. Do you feel that a rightmove or zoopla listing should include more or less information on a property? Should you have a description or just a list of room sizes along with pictures and virtual walk through? What do you prefer as a buyer? Many thanks!

Purpose of these online listing is to get buyer interest and create viewings. So you should list everything that's positive about your property along with good pictures. Stuff like south facing garden, close to schools/amenities etc help.
Of course the house has to live up to the expectations in actual viewing. Worst thing for buyer is to see pretty pictures online and get turned off the moment EA opens the door of the property.

I like to see a floor plan with room sizes on in feet and metres (whilst I think in metres I need to see feet and inches to get a better idea of room size).

Which way it faces is also good, as are any other pros like boiler 3 years old, recently retired etc.

I visualise room sizes in feet and inches too, @Zebrahooves... easier to picture the room is 3 me x 2 me height rather than trying to picture 4.8m x 3.2m 😁

My estate agent doesn’t post floor plans, at least when first listing. Which I didn’t agree with when she said it but actually I think it helps people view the property who may discount it on paper.

If there wasn't a decent description then I'd be reluctant to view a house without a floorplan. I'd assume there is something to hide like a downstairs bathroom or bedroom

We do have floorplans but they are not in the right order. I personally like a description in case there is something I've missed in the photos. I guess they may feel its unnecessary because of a virtual walk through.

I need a floor plan as I will discount some things automatically - eg needing to go through a bedroom to get to the loo etc.
I also want to see things like what floor the toilet is on etc

I would never view a property that didn't have a floor plan.

I guess if it looked really, really great in the photos and description, maybe I'd ring the EA and harangue them for one; and if it looked like my absolute dream home then I suppose I'd go without - but if it was just some house then no. If the seller and EA can't be bothered then neither can I.

That goes double where there are unusual features like a basement. That's the sort of thing that would really interest me, but if I can't see how it fits with everything else then that's just irritating.

Just saw your update - if there's a floorplan then cool. I don't really need someone to explain kitchens and bathrooms and whatever to me; I'm familiar with the concepts already! I do still think the basement might bear some explanation as that could mean a lot of different things.

You need a description of the property/rooms.

Eg;

Hallway:

spacious hallway leads to

Living room:

With double windows etc etc

Floor plan is the most important thing

Also more info good: otherwise you get time wasters - preparing for viewings is irritating and intrusive so I’d only wave serious viewers

Thanks for the input! I feel the same regarding the basement. I was told that they don't do photos or video of basements as they don't turn out well. However I feel that there could be further mention of the basement. We are able to store a lot down there and that's where freezers and the tumble dryer are kept. There is also precedent in the street for conversion as a neighbour has put a kitchen down there. Feel that this could be worth a mention.

Deffo floor plan, I like to see how the rooms are arranged and if you have to go through other rooms to get to another. The flow and layout needs to work for my family. Plus I’ve seen houses with 4 bedrooms but you have to go through 1 bedroom to get to another!! Which means it isn’t really a bedroom in my book! Or the 4th bedroom is downstairs which again isn’t really what I want.

If it’s a village, I’d add some more specific info in case someone looking to moving from further away and doesn’t know it well. A couple of sentences about the amenities available.

We also put short descriptions of the individual rooms and their selling points e.g. kitchen with new integrated appliances. Newly carpeted living room etc.

I don't read much of the description to be honest, Floorplan and pictures are the easiest for me to understand quickly. Then I might go to description just in case anything puts me off buying. I know the area I'm looking in well though so I don't need any info about that.
