it looks very nice, much less cluttered than mine . how long have you been on the market for? perhaps a few more pictures might help.

It's only been four weeks, and the lack of clutter was due to photgraphers imminent arrival - you may have a point about pictures...

Well, like someone said (maybe you?) property is very personal, and its hard to think that people don't see oour homes like we do. I personally would LEAP at the chance to but a home that was filled with so much love

We do not have a separate dining room, and I positively defy anyone in this area at this price to have one...sounds defensive, and would agree that it might be a given for family homes but most of the houses here have knocked through living/dining rooms like ours, because of the preium on space. Hence our move from London

Sorry if that sounded stroppy - that wasn't my intention and its good advice - perhaps we should have some photos that show the dining area. The house was perfect when we were a smaller family and we would love to stay in the area, but the jump to a house that fits our family here is a big one right now

bumposaurus, your house looks lovely. The price had me reeling but that's London!

westcountrylass, yours looks lovely too. My only reaction was to the pink walls in the living room, which look a bit girly. How about hanging a mirror above the fireplace and laying down a rug to cosy it up a bit. Fill the empty pot outside the front door with some colourful flowers. The exterior photo could show more of the house and less of the garage? HTH

at price though - you'd be lucky to get 100K for it round my neck of the woods.

And I'd agree that the party's over - prices dropping like a stone here, I'm sure the rest of the country will follow in a year or two.

Sorry bump but showing the pic of the breakfast bar and no other dining area implies that there is no dining area which looks a bit offputting at that price.
And I work in property and am familiar with prices in the area and that is not cheap.

bump - I'm in the NW, Cheshire.

My friend had her house valued today, and found out she was in negative equity. The house is v similar to yours actually.

She bought it 8yrs ago for 115K, with a 100% mortgage, then the prices rose so she re-mortgaged to finance a new bathroom, etc. Now it's been valued at 105K, and she still has a 125K mortgage. (She works as a mortgage advisor too)

My house was valued at christmas last year at 360K, they're now telling us we'd be lucky to get 320K, and to expect it to be on the market for ages. "Business slower than a lazy snail" was the estate agents quote

Wow, stunning house!! It is very similar in layout to my Victorian semi, but without the kitchen extention. But mine would sell for not even half yours (and we are in Surrey)

I think the pictures are okay, but I would ask to have another picture of the kitchen. It is obviously a stunning kitchen and should be shown off properly! (and I want to see more of it as I am suffering from kichen envy )

Actually, a few more pictures would be great, it is a beautiful house so show it off to entice viewers!

Bumposaurus, I agree it needs more photos, it's a lovely house but no photos of dining table, I'd want a bigger picture of the garden and the other bedrooms.

Bumposaurus, the one thing that struck me about the pictures is that they don't seem to have achieved the 'magic lens' effect that most estate agents achieve, you know in making everything look a lot bigger than it it - if anything I think they've made your house look smaller (have recently moved out from Putney so know the type of house and area well). On that basis, and hopefully being constructive:

I would definitely make them take some more pictures of the kitchen, maybe from the door of the utility room - from the angle they've taken it you can't really see how the kitchen would 'work'. Also, so you have a more chairs for the breakfast bar? I'd put them all out (even if they are only highchairs) becuase at the moment it looks like you can only seat 2.

I would also get them to take another picture of the front of the house, face on - I know it's probably tricky making sure there are no cars parked outsife, but the current picture doesn't really make your house jump out as being the one for sale.

The picture of the bedroom makes it look small (if it's the master bedroom, then it looks smaller than mine, even though it's actually larger)- again no idea of how furniture would fit in. and maybe a bit of additional 'warmth', perhaps by putting a picutre (as opposed to a photo) over the bed.

Also for the picture of you back garden I'd get them to focus on the eating area at the back. It looks like it catches most of the sun.

Hope that doesn't all sound too mean. I got a second set of photos done of our place when we sold, and it made the world of difference.

WCL, sorry, just spotted your house. It is gorgeous! I love it! Photos are good, but would like to see more of them, and perhaps at least 1 of one of the bedrooms?

I asked for them not to photograph our bedrooms because we have a strange set up going on in this house. We have a big masterbedroom but when I was PG with DS2 I moved DS1 and DD in there, except DD kept DS1 awake every night so we then decorated the box room for her but I could not face moving DS1 back so he has the big bedroom and it is also a playroom with all the toys (it is tidey and decorated neautrally). So I don't want the 2nd bedroom photographed as I am squashed in there with DS2s cot etc and DDs room is quite small and very girly so that is why there are no photos of those rooms.

And, yes, my pink lounge, I know it is not for everyone but it is a really good colour with a navy sofa!
