We've been told by our EA that only people who are proceedable are able to arrange viewings due to the current climate. We seem to be averaging a couple of viewings a week (in Lincolnshire) and the feedback we're getting is that they really like the house but still need to get a mortgage/sell their own house. I just wondered what checks EA do to see if a viewer is proceedable? Do they just have to take the viewers word for it?

So sorry, it is very frustratingk, and I believe they do have to take the person's word, but with Covid they should be more diligent due to all the cleaning you have to do afterwards.

I was really angry after much wasted time with viewers who couldn't proceed, I had an unusual house and know they just came to be nosey.

In the end I went to auction, where people are supposed to have the funds in place to complete in a month - the very young lady doing the viewings for me said 'the viewer liked it so much, she said she was going to put her house on the market immediately'. WTF - even the auction houses can't get it right. Do try and relax, it is horribly stressful, good luck.

Oh that is so cheeky of people. I believe they just accept people's word but do the proper checks on receiving an offer. Good luck!

Thanks both! Yes just very frustrating! I think I get my hopes up too much for every viewing, sounds like the EA is probably getting just as frustrated as me then.

We heard this same story from our EA as well but then straight away we get someone who hasn't sold their house come to view. Myself, I don't mind, because I know that some people like to be sure there is something they want to buy before they put theirs on the market as they know that their own house will sell quickly because of location or whatever. But I know just what you mean about getting your hopes up with every viewing. It's really hard not to!

I ask the EA what position the people are in when they call to make the appointment.

Yes we had the same. I always find it odd that people assume their house will sell quickly but yours will stick around long enough for them to buy!

make sure your estate agents are checking their emails and replying to people. we are currently house hunting (looking at Norfolk, cambs and lincs). every time i email an agent around those areas i hardly ever get a response.

We found first a house we wanted and then put ours on the market. Our vendor waited nine months because of lockdown and couple of buyers pulled off. Some of the vendors wanted only people who had sold their house but in the end accepted us.
