Leyton/Leytonstone and Forest Gate

We currently live in hackney and are looking at moving a bit further out as we can’t afford to upsize in Hackney. Just wondering if anybody lives in these areas? We recently visited Leyton and felt it was much nicer than its reputation. We really don’t like Walthamstow, but open to other suggestions. Our main concern is the lack of green space in leyton to walk our dog....we also have a baby so want somewhere good for families

Really recommend the Bushwood area of Leytonstone (near Leytonstone tube, High Road shops, cafes and restaurants and Wanstead Flats and Wanstead Park for dogwalking). Houses such as these around your budget but come and have a wander for yourself. We love it here.

sooo charming and those dogs Grin...and close to the tube and shops (very nice small bakery on the HIst St there - at east I hope it's there still).

I've lived in Wanstead and South Woodford, with friends in Leyton and Leytonstone. Tbh never been a fan of Leyton as aside from the dodgy high street there wasn't much there. My friend who lived there had her baby and often complained that she felt lonely/bored. Wanstead is fab for children and pets. So much to do, lots of green spaces (hollow ponds is beautiful) and decent cafes/restaurants. I loved living there. Its very expensive though and when I left was bordering on snobby. I didn't find locals to be overly friendly.

I second the above comment re Chingford. Nice area, great high street, you have Butlers retreat for dog walks and you'll get a beautiful house. Good schools too.

I'll also throw Woodford Green into the mix.

Highams Park. Or there's a stretch between Upper Walthamstow and Highams Park which is often overlooked but lovely - great schools, lovely community feel and right by Epping Forest, walkable to South Woodford. You could get a 3/4-bed with your budget, but houses seems to sell in less than a week!

I have a friend who lives in a beautiful Edwardian terrace in Hyams Park. It feels really safe. Epping Forest is on the doorstep.

Probably too late on the chat, but we moved from Hackney to upper leytonstone right by wanstead flats and hollow ponds and it’s brilliant! So many green spaces, and a really good local community vibe. Can’t recommend enough, we also have two small children. Message me if you want any more info!

I lived in Leytonstone, it's great. Nice little town. It's going upmarket now too when I visit. The side opposite the high street & tube station is lovely & very peaceful. There was a stabbing every Fri in Leyton tho & it's a depressing place to me. Wanstead is nice but it felt like a Stepford Wives film set. No personality & all v v wealthy families.
