Convert garage or build garden building

Convert integral garage to a living room with toilet and get a large shed for garage related crap

Or

Build insulated garden room with toilet and leave necessary crap in garage?

It a point of real argument, we don't really argue but we can't even speak civilly about this. (a whole other thread about why) thanks.

A friend is currently researching this and her understanding is that if you have a toilet in a building entirely separate from your house, it is classed as another dwelling and therefore falls under completely different conditions.

First would be cheaper. Wouldn't you need planning permission for the second?

areallthenamesusedup · 04/10/2020 10:41

What do you want to use it for and why?
Think how you will use as that will be a real driver. Use it during day? Use it at night? Really think use through first.
How many times a day will you expect to traipse across the garden. We had a room you had to go outside to get into and we used it a lot less be used of weather. But it worked ok for outdoor office as there were only a one or two trips a day.

If it’s for use as a living room then convert the garage and build a shed. It will need to be a decent large shed to offer equivalent storage though!

Thanks for replying.

It's for teenagers, so gaming and homework , pool table and toilet (so they don't have to traipse through the house) will be used daily and overnight when having sleepovers.
I will look into planning permission but it seems if temporary, wooden and a certain distance from house/neighbours it wouldn't. Trying to be impartial as it's become a contentious topic in my house.

I’d convert the garage if it’s integral to the house, but would add value in the long run

" will be used daily and overnight when having sleepovers."

This means at the very least it will be subject to all applicable building regulations etc as it is a habitable building and not incidental use like a home office etc, and probably pp too.

I would think the garage conversion might be a better bet.

The integral garage conversion will make the house warmer too, esp if there's a room above it.

On the other hand, you can make the garden room any shape and size (obviously within reason & according to the space you have) whereas you're stuck with garage shape & size.

Which is the one you prefer? We can come up with positives for that idea and negatives for the other 😉😁😂

@Waveifyouknowme oh good because that seems to have more positives going for it Grin
