Property where “Buyers Commission may be required” - help

Anyone have experience on this or can help me get my head around why seller isn’t paying fee. Below is statement in their property profile

“ Buyers Commission May Be Required*
Full details available upon request.
*This property is being marketed on behalf of the seller on the basis that the buyer pays our fee of between 2.4% incl VAT and 3.6% incl VAT of the net purchase price. Unless otherwise agreed offers will therefore be submitted to the seller net of our fee.”

So am I ultimately going to have to pay more? Or my offer to them takes away the agent fee. Very odd. Should I stay away

Not unreasonably. I wonder whether that's how they came up with the wheeze in the first place?

It's no different really to trying to claim you are selling a 400k house and a 100k pair of curtains. That doesn't work either.

I'm constantly surprised how many people have the wit to be able to buy a 950k house but are still daft enough to give some 25 year old in a shiny suit an extra 20k because they say they will make mexico the buyer pay for it.

So we saw the place, love it, there have been number of viewers so see if We’re lucky.

Apparently the sellers have found their dream home so looking to be under offer hence reducing further. I told the EA if I put in offer that would include their fees. Now I need to think about the offer Hmm

  • start with a higher offer than you might have

I just wonder whether they will go back to us to review our offer as sherbet said they aren’t looking for bidding war.
