Landlord Electrical Condition Report

How much are people paying? We've just had our first one done and it cost £180.

Obviously they're only every five years if the tenant stays the same but if the tenant changes you need a new one.

What is everyone else paying?

I got lured in with a £99 cheapie deal. They failed my flat and quoted over £500 to get it up to standard.

My normal electrician (who had been on holiday when I got the test done) sorted it for just £70.

I suspect the initial cheap test was just to sucker me in, I'll pay more in future.

£180 is pretty standard for an EICR, £150+VAT.

About £75 per socket circuit and lighting circuit and a bit less for the dedicated radials like immersion heater and cooker. A full EICR would be about 200-250 It's actually quite a complicated process and should take at least half a day done properly.

I work for a company and we charge depending on the size of the property between £110 and £150 plus vat. Always find someone reliable who won't over charge for remedial works!

£20 plus per circuit at least(so a 6 way board would be £120) anyone doing it cheaper is either cutting corners or out to slam you with remedials. Most of the 99 quid ones aren't worth the paper they are printed on.
The legendary David Savery of DSES has a great post on his website about EICRs its not completely upto date as we are now on BS7671:2018 Amended to 2020 but the general mass of the post is excellent information for anyone getting EICRs done.

£85 in central London. We did have multiple other bits done beforehand though so maybe the price was lower because he'd already done remedial work?

Not worth the papers its printed on more like it. No one can carry out a EICR on a house for 85 quid probably filled in from his van with fake results if experience is anything to go by. There are 77 inspections in the Schedule of Inspections to do before you start actually testing any circuits multiple tests to then do per circuit, tests on the main incoming supply, verification of bonding conductors then the time to actually compile the report.

@R1R2- To clarify, we have a small flat, not a house! Just for the report, he was here, inside the flat for nearly 2 whole days- not sitting in his van! All checks I did on him showed he was legit, just fairly newly qualified and slow.

How would you suggest I check that his report has 'fake results' as you imply?
