It is 20 odd flats and currently run by people miles away who just seem to be in it for money. They try to get unnecessary work done at a ridiculous cost
My issue would be how you would stop powergrabbing by your own
management team .Would they have to be elected?

You can try speaking to the freeholder to see if they could change the management firm. Or buy the freehold yourselves and appoint whoever you like.

While it makes good sense on paper, my advice is not to volunteer to lead the management group - it's an endless and thankless job.
You could get legal advice to set up a management group that has to be re-elected each year, with an annual meeting to discuss finances, maintenance plans etc.

It's certainly better to have control yourselves, but beware the pitfalls.
