Exchanging after survey timescales....

Hi everyone!

We are in the process of selling and buying, all at a painstakingly slow rate... we are ready to exchange on our purchase and the buyers of ours have booked a survey in the next couple of weeks. They have their mortgage offer, valuation is done, all searches are back and enquiries being answered. If they are happy with the survey how long would it usually take to get to exchange?! Getting desperate now as don't want to lose our purchase! Thank you.

Usually takes about a week to get the survey back. if no issues then it sounds like you're ready to go.

We’ve just had our survey back today and it was done on the 15th. We now have three quibbles we want the solicitor to check ( nothing major) but it requires gas and electrics being checked so however long it takes them to sort it out. I would imagine a fortnight at least.

That sounds really slow...if they've got a mortgage offer and a valuation, why can't they get the survey done more quickly than "in a couple of weeks"? Have you go an actual date for the survey?
Anyway, once the survey is done, it needs to be typed up and sent to to the buyer, ( and don't assume this will be by email) who will then decide if they need to take any further action. If it recommends getting eg wiring checked, then they have to arrange for someone to come and do that, and then report on it, and then decide what steps they want to take, or whether they want to try to argue the price down. The report could recommend getting several things checked over and reported on. And then maybe negotiated on. It could take weeks if you are unlucky.
If you have a decent estate agent, they might be able to recommend people who can carry out the inspections quickly.
Presumably anything of a deal-breaking nature would have been flagged up in the valuation, or you will already be aware of it- hope there are no nasty surprises.

That's interesting, when we bought we had the survey done while the searches were initiated and the mortgage was sorted, is the delay in getting the survey due to covid or are your buyers doing everything one after the other?

Surveyors are booked up to the nines at the moment. Had to wait 2 weeks for ours and then another 10 days to get it back.
