Hello, I'm thinking of moving to Coulsdon with my husband and 8month old daughter.

What do people think of the area? We are looking at West Coulsdon close to Woodmansterne Station. What is the area like? Is there a community feel? Any advice would be greatly appreciated.

I have friends there who like it a lot. They recommend being close to South coulsdon station too as it's got better frequency
They are between the two and find they use South Coulsdon much more (pre covid).

The area seems nice enough to me but I only visit. Hopefully someone will be along with more first hand info!!

Coulsdon is a nice little spot as it’s v green and on the edge of the countyside but it has a good town centre and commuting options while being pretty affordable.

I don’t live in Coulsdon but one thing I would say about the bit around Woodmansterne is that there are traveller sites and there seems to be an issue with rubbish disposal (I’ve seen all sorts driving through).

Are you going to use state schools? How particular are you? They’re ok in Coulsdon but there are more academic options elsewhere.

probably this answer comes a bit late for you, but I move here in Sept 2020 and I quite like it. I moved from Twickenham. I love the fact there are tons of green spaces and feels out of London even if there's a fast train to London Bridge (which I haven't yet used). Also there are a lot of good schools (primary) - don't know much about the high schools yet

The good:
You can buy a LOT of house and space for your money.

The not so good:
Although Coulsdon has some VERY nice and well off roads, it also has some not very nice roads/areas within a literal stones throw away. So you might find trouble even if you live on a road of detached houses. Theres a reason why you can buy a lot of house for your money compared to say Banstead, Esher, Epsom, Kingswood.

Sorry I know its an old post but very relevant as we are looking at house in west Coulsdon near Woodcotw primary.

You mentioned some not very nice areas/streets in your post. Could you please shed more light on which parts you are referring to?
