Floor plan help please

Hi. Can I have some opinions on this floor plan please? Going round in circles.

Do you think the en-suite is too small? It's around 1 x 3.5 meters. I mean I know it's a useable space but will it feel like it has enough space to spend time in or will we shower in it and then get straight back in to the bedroom to get ready? Will it feel too much like a cubicle? I'd imagined all of my toiletries and face creams etc would be in there (not that I have that many Blush). And my DH has a habit of leaving his clothes all over the floor.

I wanted a utility upstairs so that's now where the original bathroom was but I wonder if I'm trying to shoehorn it in. Maybe that should stay as a bathroom and make the front bedroom a master with a door in to it? It's probably not bigger in sqm but being a squarer shape it might have more useable floor space.

If I lose the utility upstairs then I won't be making one downstairs, I'll just have the appliances in the kitchen.

We have a similar sized ensuite which we added a few years ago. To be honest, I get dressed in my bedroom, not just because it would be a bit cramped trying to get dressed, but also because I like to sit in my bed in a towel and dry slowly! (I get up early to have a long shower and slow getting dressed. I think it's worth losing some bedroom space to get an en suite. And I think the utility is a great idea as it looks like you will have a nice big bathroom?

@NachoNachoMan thank you. So you're happy with your en-suite? It has all your bathroom stuff in it?

There will be a big family bathroom yes, so I'm probably overthinking it all or just trying to build beyond our means! It's hard not to get carried away.

I had an ensuite that size. It’s fine, but not for getting dressed in. I had the wholw wall behind the sink made of mirrored cabinets, so could fit stuff in there.

Could you keep the existing bathroom as an enquite to the front room and then put the appliances in the storage area of the main bathroom?

JoeWicksSurvivor · 19/09/2020 13:29

Where are you putting your bed and wardrobes in the main bedroom?

sorryiasked · 19/09/2020 13:32

Yes, make the bedroom next to the utility the master with en suite, and put utility into the existing master as there's plenty of space in there.

JoeWicksSurvivor · 19/09/2020 13:32

Do you need such a big utility room? You could quite easily fit a washing machine with tumble dryer on top in a smallish cupboard - would that free up space for other use?

SuzieCarmichael · 19/09/2020 13:39

It is hard to say how spacious it will be without measurements for the bedroom sizes on the plan. Also en suites depend on personal taste - I’m not a fan. I’d rather have an additional sink and loo in the utility. So for me personally i would leave the main bathroom where it is and make the bottom left hand room into a combined utility and loo/shower room. And not have an en suite. But if you are a fan of en suites then it doesn’t look as though that would be too small - though without having the measurements for your bedroom it’s hard to be certain.

Thanks all. I've put some measurements on there.

I hadn't thought about putting the washing machine and things in the bigger bathroom. I had thought the utility would also have the water tank in there and towels, clean linen etc. But I'll have a ponder.

We haven't planned in any storage outside of what will be in the bedrooms either but the bedrooms are plenty big enough and there'll be the attic and storage downstairs.

Could you make the utility on your plan into the ensuite with master at the front.

Then make a utility going straight back from the landing, and lose the proposed ensuite from the rear room? Or, keep the proposed ensuite where it is but make it a long utility instead of ensuite?

A lot of utilities have a separate shower room at the far end, as a room within a room, iyswim.

beggingforsleep · 19/09/2020 18:44

@PragmaticWench yes I think you've cracked it! Thanks
