Viewing / offers on a very popular house

We have a viewing today on a house which has only just come online. Viewings start today and there’s a full day’s worth already. The house is beautiful, down a quiet cul de sac and perfect for us. It is very likely to sell once viewings start.

What are people’s thoughts on offers on first viewing? its not ideal but we will most likely miss out on the House if we don’t.

I’m also prepared to go over the asking price for it, but unsure whether to start at asking price or to go lower? It is worth the asking price easily.

If its that popular then it may well go to sealed bids anyway. That may well be the agents intention with his it has been priced.

If you think it's easily worth asking, offer it and see what happens. Also try to make sure you are in the best possible position to proceed. Have your finance sorted etc.

We offered on our first viewing after spending probably no more than 30 mins in the house. It went to sealed bids but our position was more favourable, FTBs with AIP. Btw we were gonna offer above asking for our first offer but EA was like, "don't feel that you have to go above asking" (not very professional but we are grateful as we were gonna go above asking). If you love the house though, I might consider going above, so you can be sure you won't lose the house.

went to view a doer upper last week that was similarly popular. was told on viewing that there were 50 people booked in that day and not to bother offering unless at least 70k over asking. it was deliberately priced low to create a frenzy. I didn't bother offering.

We offered on first viewing and our buyer only had one viewing. I don't think it's that unusual, we knew what we wanted, it ticked the boxes.

We offered straight after our first viewing too and it went to best and final offers less than a week ago going on the market. We'd seen 50 houses already. When you know you know.

Also depends on buyers position. I recently accepted a lower offer from my house as buyers were chain free and flexible.

A house on a road I love came on the market recently with a similar frenzy. Could see from the pictures that it needed completely gutting but couldn't get in to view it before the deadline for sealed bids.

We put in an offer anyway, way above asking price but didn't get it.

I'm not really sure what the moral of this story is, except perhaps that the market is moving very fast at the moment.

I'm in Scotland so pricing is a bit different but we offered full value so £40k over asking price after first viewing. We were advised not to offer our best at that point to avoid estate agents starting a bidding war since it was early days and we'd risk being priced out when (not if) it went to sealed bids. We were prepared to go higher at sealed bids and were told it would probably go for another £30k above our offer (eek) but our valuation offer was unexpectedly accepted after a few days so we managed to avoid that. Seller's circumstances meant they just didn't want to wait about and we obviously offered what they had in mind.

It's difficult to know what to do. The person buying my flat went in high straight away (far more than I had ever expected and EA agreed) to get me to take it off the market and avoid sealed bids which I did so their risk paid off but the EA could easily have told others and pushed the bids higher.

In Scotland solicitors are always involved in making offers and are generally good at pointing you in the right direction of what properties are likely to sell for which is helpful.

Probably not much help but two stories about how different approaches played out. Good luck 🤞

All depends on your position. We weren’t allowed to offer until we had an offer on ours

We did and negotiated on price but ended up paying the asking price. We viewed the property within a week of it being advertised and our offer was accepted before the week was out. We have no property to sell which made us more desirable as vendor was keen to move. We were weighing up two properties at the time but definitely liked this one the minute we went inside which was why we put the offer in straight away.

I offered on the property we’re buying after first viewing. Our buyers offered about 2 mins after their first viewing! If you know, you know. The offer we made was high as we didn’t want to mess about and play games. We offered what it was worth to us.
If you view and love it, offer asking price.

If it’s a fixer upper, and you know the location, have analysed the floorplan etc, then you could go in at asking. If there are multiple offers, it will go to sealed bids anyway.

If the house is done up, I’d really try to get a second viewing even if later the same day. Rather than first impressions, you’ll be able to see how the house might work for you and pick up on things that you would have initially missed.

We have recently sold our house over asking price on the first viewing we had, and offered on a house over asking price after seeing it once. It’s normal in our area

Mind you, if you actually like it but just don’t feel it’s worth as much, go in lower. I have seen a house have a v busy open day and go for a lot less before.
