I've got quotes for an extension

I'm doing a garden room
A 4m extension
And loft conversion.

I've been quoted £110k.

Is that reasonable or a lot? I live in London

Cheap, but does depend what is included.

Impossible to say, depends on the spec. Generally allow £2k per m2 for shell, finishes on top.

£154k? Wow. I'm doing a 4m extension . The loft is about 4sqm and the garden room is 3sqm I think

I guess that price quoted isn't as outlandish

Totally impossible to say without a lot more info. The usual rule of thumb is to get three quotes. That gives you a chance to get a feel for several companies, which ones seem to know what they’re doing etc. Ask each of them for recommendations and follow up on them. Also ask for recommendations from friends.

You should get at least 3 quotes to compare. As above, it’s impossible to tell as your house could be 10m wide and detached making it a lot of sq footage and a more complicated roof job. If you’re in a terrace with a good head height in the loft and the extension is only 4.5m wide making it a far cheaper job.

Ot cant be 4sq m and 3 sq m - that's tiny! Do you mean 4m squared? That's 16 square and 9sq, which is still very small for a loft (the size of a box room).
But £110k seems reasonable, as the average loft conversion is about £45k, but you do not specify whether the loft includes an en suite and build out or dormer, or the finish of your extension.

£110k sounds fairly cheap, but not impossible. As a reference, I'm an Architect currently working on a site in South London. It consists of a 3m rear extension and a new mezzanine level above the stairwell. This is being done for about £100k.

Like some of the people in the comments above have said, it really comes down to finishes. If you are happy to shop around and look for cost effective finishes and fittings you can do things fairly cheaply. It could also quite easily be more expensive based on your taste.

Does this cost cover all of the other aspects of the project? Typically an Architect will help you with Building Control, Party Wall Awards and Planning all of which carry charges people don't always anticipate when setting out on a project. They will also draw the project in detail and get it priced by 3 to 4 different builders to make sure the price is competitive.
