2 full baths vs 1 bath and 1 toilet/laundry room?

We have a downstairs toilet/shower room which we use never but is useful for guests (almost never, but when we do have them they stay for weeks at a time).

I'd like a laundry room. The original idea was to convert the loft and create a larger bathroom as well as a laundry room up there. Now with covid and financial uncertainty I'm not sure about this (we don't really need an additional bedroom, either).

I was then thinking of taking out the shower in the downstairs bathroom and putting in a stacking washer and dryer instead. It would fit perfectly, but how attractive would this be if and when we sell in future?

Would you rather have two full baths or one full bath and one toilet/sink/laundry room?

A shower downstairs wouldnt get used here. As long as there's a toilet, laundry room is much better

I would personally prefer the shower, but I'd be quite happy to buy the house on the basis that i could just stick one back in fairly easily.

Two full bathrooms. For some reason a toilet and washer/drier in the same room gives me the ick!

We have a bathroom and toilet / utility room downstairs and we want to change it eventually to a shower or bath downstairs instead. Wouldn't really affect our decision to buy either way. Our house is suitable for elderly and if you are in that marketplace I would say downstairs full bathroom so don't have to walk upstairs.

Depends how big your house is and how many bedrooms.

If you have 4 beds currently, then only 1 shower/bath isn't really enough and when you sell people will expect 2. However, if you are just 2 or 3 beds, then 1bathroom and a downstairs loo is fine.

Has you considered speaking to an architect or posting a floor plan on here to see how you can reconfigure the space?

I find loos with the washing machine in really unappealing. That was the set up here when we bought and we had them moved. I was quite stunned to find the washing machine in the loo.

We have a lot of guests though as we entertain a lot and they don’t need to go to the loo next to my washing machine. So although you don’t entertain I would assume a High chance if you sold the buyers would entertain also and would not wish their down stairs loo to have the washing machine in

It’s quite common on the continent to find a washing machine in the bathroom. I was a bit confused when I stayed at my brothers house in Italy Blush

Bathrooms are for keeping things clean. I was massively surprised when I moved to England and found washing machines in the kitchen. That’s the room for cooking.

Really? Because blimey we do a lot more in our kitchen than just cook. We eat, we listen to music, we wash clothes, we work,. We entertain, Must have missed the memo on single use rooms...

I dont like the thought of dirty clothes in the kitchen, I think England is one of the few places in the world where we have washing machines in the kitchen.
I think a loo/utility sounds like a good option unless there is another space upstairs you could convert?

They are in the kitchen for the amount of time it takes you to walk in, put them in the machine, shut the door and switch it on.

You really find that unpleasant?

It doesn't bother me not having a shower downstairs, it's only a toilet that would really get used. I like the idea of having a toilet/utility room it would be much more useful and free up some space in the kitchen too
