Cheltenham / Cotswolds area

We currently live in a different part of the country but are considering a move to Cheltenham or Cotswolds area.
My spouse is particularly keen on Cheltenham for the social opportunities it offers. I agree it is an attractive area but do worry it might be too big and busy.

We thought the upmarket, outer edges of Cheltenham might be good to give easy access to interesting, varied dog walks (v important) and some quiet. Schools are not a consideration. Nor do we need to be near to a specific workplace.

As there is little on the market it is hard to judge what is achievable or realistic & Cheltenham is definitely expensive. We would like a nice, attractive, ideally contemporary, detached house (2200-2700ish sq ft), with a genuinely large garden (enough to properly throw ball for the dog). Tree-lined road a bonus. Budget up to £1m, maybe with a tiny bit of flex.

Other areas we're thinking about are Cirencester but the big & busy roads surrounding it seem to make living on outskirts tough, and Stroud area, as we loved the walks on Rodborough / Minchinhampton common and it was friendly. Stroud town center lacked 'polish' though and we would like that affluent feel (we compromised on that last time and regretted it). Nailsworth seemed more upmarket but choked by traffic.

Any thoughts on whether what we are looking for is achievable on our budget in those areas? Other areas to consider?
I do appreciate we are fortunate to have that budget. Anyhow, all local knowledge gratefully received. Thank you.

@Notlostjustexploring Prestbury did seem remarkably peaceful when we stopped there. Might have got lucky with day / time but it felt quite serene.

Have you looked at Chipping Norton OP? The town itself is attractive with plenty of activities (although it can be very cold in winter). Between Chippy and Stow are lots of beautiful villages to choose from and Daylesford (sp?) farm shop is in the area. There is a main line station for Paddington at Kingham, and excellent bus connections to Oxford from Chipping Norton. It's an easy run into Cheltenham too for shopping, and Ciren. is only a bit further.
Stow is beautiful, but very much a tourist town packed with people and cars. Burford, again, is a beautiful town but packed with tourists.
Another place that might suit is Lechlade, but the shopping for everyday stuff is a bit limited.
Going totally the other way, have a look at Wooton Under Edge. Beautiful countryside and walking; handy for the M5 and Bristol/Bath (endless shopping at Cribbs Causeway 30 mins down the motorway).

Its fine and safe and a good place to shop.

There are a lot of properties (which are sold) that would suit your needs. I would say in Prestbury/Charlton Kings/ leckhampton you will get a house with a good sized garden.

@foggyfuzz Those are indeed lovely properties but the locations are probably at the other extreme of amenities and opportunities.
I know I'm sounding all goldilocks, but we cant to settle for just a village hall in walking distance, and we have no use for a school or church. Thank you for the suggestions though.

@Reedwarbler No we haven't visited Chipping Norton yet. Ran out of time on our last visit but will make sure we do so on the next. I hadn't appreciated it was only a 15-20 min drive from Stow-on-the-Wold (according to Google).

Lechlade was nice but Fairford seemed marginally nicer on first impression.

Don't know Wooton under Edge at all. With no ties anywhere it is a large area to try and cover / get to know.

I live inCheltenham and know it very well, I also have a dog. Leckhampton or Battledown/ Charlton Kings would be perfect for you, also Shurdington and Birdlip. However the sort of house and garden you are after don’t come up that often - especially in Leckhampton. So you have to be quick, and the market seems quite hot at the moment.

Cheltenham is brilliant for cafes and upmarket restaurants. The theatre is thriving (in normal times). There are lots of lovely areas of independent shops too - The Bath Rd, Sixways in Chartlon Kings, The Suffolks and Montpellier.

@missyB1 There are some amazing properties advertised in Battledown. Going to need a pretty serious lottery win for those though!

As mentioned before, the house seems to be the easy part. We often see too big sq ft than too small. It is the garden that makes it so hard to find.

We've never bought in this price bracket before and that somehow makes it harder to accept that we might still have to make loads of compromises.

Cheltenham is not busy unless it is race week,tbh.

The park
Leckhampton
Charlton kings
Prestbury

Outlying villages
Andoversford
Gotherington
Winchcombe (bigger than a village)

Stroud valleys are amazing. Beautiful walks. Minchinhampton is well heeled. CHalfords nice too. Stroud town is slowly on the up but It’s going to take a while. Lots to do

Definitely love the garden! But, I've done the whole 'low ceilings, beams and heat the great outdoors thing'. Never again. Period is not a total no-no, but this is too period for me.

Yes Shurdington is similar to Leckhampton and close to lots of facilities too.

Lurchermom it’s funny how people see things in such different ways isn’t it! I do think when the new Merrywalks is finished it’ll be better, and nothing can compare to the Saturday market!

I’ve lived here almost six years and just feel like I’m over it, definitely planning to stay in the area but I think small village life suits me more. I live quite close to the centre of town and have had drunk strangers hammering on the door at 1am, can constantly hear cars/shouting/loud music even through the night, I like to sleep with the windows open in summer and can’t here because of the constant noise.

Yes, Alfie is on the move. There are lots of gorgeous properties in the Chalfont, Avening, Rodborough, Nailsworth, Amberley areas. Central Stroud in not so nice in my view but the Farmers’ Market is fab. All the other locations are great places to live.

I would second other peoples suggestions of Painswick, Cranham, possibly Upton St Leonards, Leckhampton.

Gloucester doesn't sound like the town for you but there may be some properties on or around Stroud Road at the foot of Robinswood Hill that would fit the bill in terms of land and being by the hill for the dogs.

I've lived in Cheltenham (Leckhampton and Tivoli), Stroud and one of the villages near Stroud - Randwick.

If I was moving back to Stroud, I'd have a serious look at Chalford and Nailsworth. They are both lovely villages. Cheltenham, I'd definitely look at Leckhampton and Charlton Kings. Avoid Gloucester. I never really liked the villages on that side of Stroud - Sheepscombe etc. Very rural.

The new Merrywalks shopping centre in Stroud is lovely. It really is a quiet town with good train links to London, easy access to Cirencester, Bath, Bristol, Gloucester, Cheltenham and Swindon. Great lesiure centre and 50m spring fed outdoor pool. Stunning views and lovely walks all around. Woodchester park is breathtakingly beautiful. The centre isn't pretty like Ciren, and Ciren has the lakes.
If you have children you have to consider the grammar school system in Gloucestershire though.

Another one here considering a move towards this neck of the woods, would like a modern house and garden and within 30 min drive range of a London railway commute. Budget around 700-800. We need secondary schools which might help to narrow things down. Can anyone say anything about Gloucestershire comps? DC not massively academic so don’t think the are grammars an option, somewhere pastorally-focused would be ideal. Is Thomas Keble (11-16) any good, which is Stroud outskirts? What happens at A level stage? Cotswold Academy (Bourton)?

Thomas Keble followed by Cirencester college SIL says. However some do the grammars for A levels. Pates, girls high school. Marking. Cirencester comes highly recommended though.

Wotton-under-Edge under edge is also worth a look round. Told KLB gets good results. Good for training to Bristol
