Hi
How many square metres is an average family home?

I've been looking at they seem small compared to my rental house so wondered an average 3 bed family home how many square metres is it?

Ordinary terrace or semi 3 bed home probably 80-110 square metres - 200 is a really good size family home - 4 beds probably multiple receps and baths. 300 is an amount most people will never dream of having - very large home. I am SE so may be swayed by normal here but reckon broadly that translates.

I am moving to a David Wilson 4 bed (from early 1990s) and it is 171 square meters

Our current home is 200sq metres and I’d say it was larger than average. It’s 4 beds, 2 en-suite, 3 reception rooms plus kitchen diner.

Around us I'd agree with the average 3 bed being around 80-120

We've just moved to 220 and it's a 5 bed, big open plan kitchen, 2 further receptions.

Our current 3 bed semi is 85 square meters.

One I'm looking at buying is a 4 bed detached, 130 square meters but that includes the garage.

Mines 92 square metres. It's 2 bed but Could easily be 3 bed with a bit of rejigging as I have a walk in wardrobe and ensuite.

It's big enough but I wouldn't really be happy with the size of it if it was for family as my all in one, living, dining, kitchen would feel crowded for more than a small family.

I’ve seen 3-bed houses as little as 60sq m. A spacious, extended 3-bed 30’s semi could be as large as 170-180sq m incl the garage.

I agree with a previous poster - the average 3 bed is probably 80-110sqm.

Your typical 3 bed 1930s semi (front lounge, rear reception room, smallish kitchen, 2 double bedrooms, 1 single bedroom) is about 90-100sqm without any extensions. Ours, when we bought it, was classed as a "larger than average" 3 bed semi and it was 110sqm. Generally speaking, newbuilds tend to be smaller than that.

It also depends on what is included - some agents will include garage space, some wont.

Provided a good sized single bedroom is at least 12 sqm, a double bedroom at least 15 sqm, dining/ living room is at least 30 sqm, a separate kitchen is 10 sqm, or open plan kitchen at least 15 sqm, bathroom 8 sqm, hall 5 sqm,
a comfortably sized 2-bed house should be at least 80 sqm.
A 3-bed should be 100 sqm.
A 4-bed should be over 125 sqm.

But it is not necessarily the space of a house that’s important - it’s mainly the functionality of the space and how it’s utilised. Sometimes a smaller house can work well and a larger house doesn’t work at all.

Google says an average three bed semi in the Uk is 110 to 120 sq metres.

Best thing to do would be to measure what you have now, and then compare.

House we are buying is 149sq metres and that is a 4 bed (3double, one single) semi detached with a conservatory and over the garage extension.
