2nd viewing - what to check for?

I'm viewing a house I like tomorrow for the second time. Can anyone add to this list please...

• location of plugs, general state of wiring and switches
• how rooms look with natural light (agents usually have lights on)
• how solid the internal doors are
• if back yard overlooked
• noise transmission between rooms and between floors

Doors are easy to replace so I'd not worry too much about that.
Definitely wiring, fuse box, heating / boiler - luckily my dh is a plumber but we didn't check wiring out and now need a partial rewire - expensive!

Windows, check seals if double glazed
Water pressure.

Who owns which fence, are the fences/ walls in good repair, are there any problematic trees / hedges/ leylandii near to the boundary likely to affect your house.
Look at the guttering, and get a general overview of the roof state.
Look at the ceilings and see if there is any evidence of floods/ leaks.

And see how you’d use the house - if the rooms are big enough and not too awkward to make it difficult to arrange your furniture.

During our second viewing we checked for storage as it had not been obvious from the beginning. We also had a proper walk through the garden all the way to the end (it's very long).

Maybe a daft question, but what would you need to look for in terms of wiring/electrics to know if they're likely to need replacing?

The fuse box is a good start - I looked round a house once and it was clear the fuse box was old and therefore made me question the wiring (the whole house did need a rewrite even though cosmetically it looked nice)

Another hint is if the sockets on the wall are single and if there are only one or two per room. Not a guarantee (as some houses are like this by choice) but may show wiring hasn’t been done in ages.
