Which plot is better? A or B?

Just curious to canvas opinions after conversation with friend about dilemmas choosing plots that were available on my new estate.

If a house is the exact same style, which is more desirable, A or B? We were thinking long-term in event of selling the houses in future, if both were on sale at same time then which one would be more attractive to buyers?

Same house style, so main plot differences:

A

  • South facing garden
  • much bigger garden than B
  • Very overlooked though (3 houses; one of them directly overlooking)
  • garden slopes downwards; house at bottom of the slope

(Being overlooked is the main disadvantage with A. Is being overlooked a real turn-off? Otherwise great plot)

B

  • West facing garden
  • not directly overlooked (views of working farm)
  • much smaller garden than A, but still nice size
  • not too impacted by the slope

A because you can create privacy, we were overlooked but now all you can see are trees and plants,

We face west and have a dark side and light side of the house. It's annoying as the lights have to go on about 4pm at this time of year.

B but only if you can be sure of no developments. Bear in mind this government are looking to reduce building ding/development regulations.

B deffo. Never underestimate how being overlooked affects your enjoyment of your garden. Plus, with the bonus of having the working farm next to you means there's no chance of the estate being extended.

A more land firstly. Things can be done with slope. If you don’t have the land to start with, not much more could be done. Secondly, better lighting.

View is lovely but you have no right to it. The field could be built on and

as B garden small, could be one even more overlooked than A

As someone hotgrrsd mentioned, clever planting can help reduce being overlook or as simple as a garden umbrella

B privacy trumps everything else for me. West facing gardens still get lots of sun.

View and flatness of garden would be way more important to me than size

I've had sloping gardens before and hated it. Lawn is so much less usable (can't kick a football about for example) and a pain to mow!
Also a T shape garden will be harder to use, will you be able to see the kids when they're in the farthest bits?

For only an extra 20sqm id definitely take the one that wasn't overlooked.

B. I would hate to be overlooked and as A is at the bottom of the sloping garden the other properties must tower over it.

Definitely B. I'd much rather a smaller private garden than larger and overlooked. Plus, overlooked might block some sun. West facing none overlooked sounds wonderful for summer evenings outside.

B 100%.
Reasons - privacy and not at bottom of slope (thinking drainage/run off/flooding however minor the risk). West facing is good.

Actually reading thread a bit more can A privacy be improved by sun sails or similar ? I do always fear fields being built on partic next to a new estate where planning envelope has perhaps already been established and further building in the future pipeline.

B - wouldn't want water cascading towards the house in heavy rain. If you have children a sloping garden is a bad idea. If it is a small house the sloping garden could potentially be a problem for older people downsizing if you are selling it.

B - the slope and the being overlooked would put me off A
