Offering significantly under asking price (15%)

Am I just wasting everyone's time by doing this? The house is being listed as having a feature it does not actually have, that you pay a big premium for round here. The price I'm thinking of offering is in line with what other flats go for in the area. Does anyone have any experience of this?

Why would a house be worth the same as a flat, OP? Is the feature missing completely or just in your opinion, in which case you can offer but don't be surprised if it is rejected. It seems fairly unlikely that a house/flat/property would be advertised with a feature that it didn't have.

You're not being unreasonable to offer what it's worth to you, as long as you are realistic that they might not accept your offer then you either need to pay more or walk away. Depends how much you want ut

I'm now thinking this is a garden with beach and cruise ship going round a giant moat to give people a lockdown holiday feel as it must be quite bespoke for such secrecy. Exact percentage would vary by location and vary by house size but I would have thought a minimum of 37.5% off.

Why on earth would it matter in the slightest who's reading. Youre talking about a flat thats for sale and probably online too. You cant expect people to give you a proper answer with only half a story.

Either say what it is or post the link for the listing its not as of its outing 🙄

So a flat listed with a garden which has transpired to be communal? Yes huge reduction from asking (assuming asking is representative of a private and not communal garden).

Most people have a price in mind for a reason. Offering below that won't help.

But if there are signs of separation etc, then possibly it could work.

You can always raise it, or if you are that worried, ask the agent if they would be responsive to a low offer. They may have already refused low offers.

The thing is you can offer op. You won’t know if it’s a waste of time or not till you do.

They either are willing to sell for that level or they will tell you to sod off. None of us can guess, the latter is more likely, but you never know. Without further information none of us can really guess.

We also can’t really guess if you just really want it and can’t afford it and that’s the real reason for low balling them. Whatever it is, throw your dice. It’s worth a shot.

I think you can - you may be told that they’d already rejected an offer at x so need to be above that. Also I think it matters what 15% is in hard cash - people think of money as a proportion of what they can buy with it. £10k under is different to 50k is different to 100k
