Which fence is mine?

I have looked through all my purchase paperwork but can't find any document which tells me which fence in the back garden is 'mine'! I cant remember if its the one with the 'nice' side of the fence panels showing or not. If it is then I'm screwed as it means i have to replace both the left and right hand fences very soon Sad. Back one seems to be OK.

Does anyone else know? Or suggest how I find out?

I think the “nice” side usually faces your neighbour if it’s your side?

You need to land registry deeds. If it's yours, there will be a marking like a T on it.

How old is your house? A lot of newer ones are now owned 50:50.

Have you got a copy of the title deeds in your paperwork? A plan of the house/what land is included as yours?

If so, this might be marked with Ts. These will tell you. If you don’t have a copy of the title plan, you can acquire from the land registry. (Not all are marked with Ts though)

Don’t go off which side of fence is facing you. My boundaries are all joint...

I have looked for the plan with the T's but can't find it anywhere! Do they still send deeds to the mortgage company?

House was built late 1990's. Fence on both sides is falling to pieces so I want to budget for replacing the panels if I have to Grin .

Our plan doesn’t have the Ts on it, not all do. It was easy for us as the neighbours replaced one side of their fencing so we knew which was ours!

Check your conveyance deeds from when the property was built. My property was built in 1962 and it states all fences are shared.

And you can request a copy of your plan and conveyance deeds from the land registry. Doesn't cost a lot.

You need to look at your deeds.
Mine do not show anything so we were told it was shared by the solicitor. I have changed the fence on both sides myself so I own those fences and have given myself the ‘good’ side.

Always give yourself the good side of a fence if you are paying! Replacing a few panels usually looks a bit naff. Even if you only own one fence, do you want to look at the one that’s falling down? Your neighbour obviously doesn’t care and it could be both neighbours if it’s jointly owned fences! Take the hint. Do it all yourself. They don’t care and getting money out of them will be a problem.
