When to sell?

We are going to move out and sell our house. There is no specific timeline.
Is it more appealing to sell when we still live here so the buyer can see how it look like with furniture (but I have lots of stuff with young kids and can't make it look like a show home) or after we move out (but trace like furniture mark on carpet will be more obvious) ?

At the moment, it is more appealing when it doesn't cost Stamp Duty. You may not have a timeline but your buyer probably does!
Try it the first way and, if that doesn't work, try it the second way. The first way is better IMO because the second looks like you are a bit desperate to sell and it will encourage cheeky bids.

estate agents recommend selling fully furnished .....you generally get a better price....this article below explains it all

(thats why developers have furnished show homes.....and not empty properties...)

ASAP while there is still some pent up demand and before the economy collapses completely.

As a buyer I’ve always preferred to look around a furnished house, it’s easier to get a feel for the size of the rooms and work out if furniture will fit.
