Restoring a downstairs bathroom to get a third bedroom upstairs?

I can't afford a three bed house so am buying a post war 2 bed terrace. It used to be a three bed, but they moved the bathroom upstairs and knocked through to make the kitchen bigger

Opinions please on whether it's worth restoring the old bathroom back downstairs so we get a third bedroom? And anyone got any ideas on how much it might cost?

I've hopefully attached a picture of the floor plan

If you’ve got almost 20k, wouldn’t that get you a much better house in the area?

Carpets shouldn’t cost much at all, maybe even under 1k or under 2k for a high quality carpet and underlay.

Unfortunately it's a bit more than £20k to get a better house because I went for a doer upper and paid less than normal market value

I'm banking on £5k for double glazing and £2k for carpets

Hi @Boonlark - yes the loft conversion was already done. It has a dormer window which is the only full height place in the room. My roof might have more depth than yours..you could get an architect round for ideas?

Not sure how old dc are, but if you need an additional tv/chill out room how about a garden cabin, the gardens seem quite long in those links and sure they could be more affordable.

Crikey Birmingham is expensive.

Do you have to be in that area can you move out a bit to be able to afford bigger

Extensions are bloody expensive and very disruption. I paid about 80k plus VAT for a part single part double extension a few years back.

I'm sure you can squeeze in an upstairs shower room using space from the master bedroom and a having a small 3rd room.

If you can survive without a bath or get one of those small deep Japanese style ones that would work well.

No I wouldnt. A lot of people don't look at a downstairs bathroom in a house. Unless it's a bungalow. And agree with no to a conservatory. They are an absolute headache.

I hadn't thought about creating a small shower room from the master bedroom instead. That could work well for us...need to look at how much space it would take away

You could use part master and part current bathroom.

How big is the current bathroom?

So long as what remains is large enough for a full size single bed and chest of drawers and wardrobe it will be big enough when you come to sell.

Go for a decent sized shower. We used a large baby bath in the bottom of ours when the DC were little so again still made it viable as family home.

Good extractor fan up through the ceiling and then runs through the loft.
