How much did your garden room cost?

To be blunt and straight to the point

We’ve been saving for a garden room.

I expect it to cost circa £10-12k
DH says it will be £15-20k which I’m not willing to pay for a glorified shed as we either need to extend the house or move in the next 7 or so years

He won’t even get a quote u til we’ve saved £15k minimum so we can get started straight away and said as we can’t get the money saved until end of next year there’s no point getting a quote

I on the other hand think we are better doing it sooner rather than later and we have £10k we can pay out for it now

You need to expand on exactly what you mean by 'garden room'? Something with double glazing and insulation? A cloakroom inside? Underfloor heating? Lantern roof or solid? Used for what?

Rebelwithallthecause · 26/08/2020 05:06

Just an insulated timber clad building with double glazing (2 windows) and a set of French doors.
Just a flat/sloping roof.
Probably 3.5mx3m
Spotlights
Used maintenance for a place to sit and read, maybe a bit of art.

10-15k

MaveyWavey · 26/08/2020 06:00

Mine cost £7, including furniture. That includes concrete base/patio, summerhouse unit (wooden with patio doors, windows, tiled roof), fully insulated, painted, floor laid, electrics, furniture and lighting. My friends had one put in and it cost c15k all in (theres was PVC, floor to ceiling windows etc so much ‘posher’) So it really depends on what you go for .

MaveyWavey · 26/08/2020 06:01

£7k not £7 obviously...Grin

Ifailed · 26/08/2020 06:02

depends where you are, something in central London will be far more expensive than elsewhere.

mumdone · 26/08/2020 06:48

Sorry should have said we are in Surrey. We have wooden base on a croncete slab, decking, double glazed sash windows and french doors, electrics inc outside plugs, hard wired internet, fully insulated, plastered walls.

Rebelwithallthecause · 26/08/2020 07:47

@mumdone that sounds perfect

Would you be able to recommend the company you used?

@MaveyWavey that’s a fantastic price for all that
Where are you based and would you recommend the company you used?

Easily doable for under 10. We have just built a 3 x 4.5m summerhouse for 4k including base etc. It isn't insulated tho but that is not a problem to us.

Rebelwithallthecause · 26/08/2020 08:09

@Coffeeandcrumpet did you do it DIY to do it so affordable? That’s amazing!

We used a carpenter who used various trade people. We priced up and ‘off the peg’ one which needed a base and to be built etc. Where abouts are you?

Rebelwithallthecause · 26/08/2020 08:34

In Hertfordshire

We had a quote for one that size, it was £16k.

BraeburnMia · 26/08/2020 08:42

We are just finishing off our 6m x 3m summerhouse. So far including the ground work, we have spent £1400 on materials. It has taken 3 weeks working 4 hours a day. We just have to install electrics( brother an electrician so low cost again) and get vinyl flooring.

How much did your garden room cost?
BraeburnMia · 26/08/2020 08:48

Just needs little bits doing today like putting the final slats on and trimming the felt. Then it can be painted on the next dry day. We haven't insulated it yet. We are going to see how cold it gets in there over winter to see if its needed.

Fozzleyplum · 26/08/2020 08:48

I have just had an insulated 3.5 x 3.5 m wood garden room with a felt "tiled" roof and I had it painted. With a new concrete base, insulation, guttering and electrical installation, it was less than £10k.

Lassy1945 · 15/04/2021 06:03

@mumdone

10-15k
How big? And was it closer to £10 or £15?!
Spring2021 · 15/04/2021 06:21

That looks lovely Braeburn Mia.

Sparklehead · 15/04/2021 06:43

We are having a 2m by 5m summer house built, insulated, with electricity and internet wiring. We’ve used cedar shingles cladding and are having a green (sedum) roof. The building is split into a summer house, and a little workshop so there is a set of French doors, a single door and 2 windows. A carpenter has built the structure. Costs:
£7k for building, insulation, electrics
£2k for windows, doors
£800 for green roof.

So, in total just shy of £10k

Roselilly36 · 15/04/2021 07:03

We are having a bespoke option built, 4m x 3m wooden, double skinned, insulated, UPVC double glazed anthracite colour specially glazed can’t remember the name but stops heat coming in or out, farrow & ball paint french grey, rubber roof, data points, electric sockets, outdoor power point. Concrete base. £14,000 all installed. We will use ours for treadmill & home office.

Really excited, concrete being poured into frame next week. Ready for install in May. We ordered in Feb, and that is quite a quick turnaround, we paid 50% upfront and Balance when we are happy with the install.

Thereis quite a delay, so if you have a need OP I would get one on order ASAP, as many companies we looked at weren’t available to deliver for 6mths.

We managed to find a local specialist that designs, builds & Installs. Which for us was a better & quicker option, and in fact cheaper that an off the peg internet purchase.

The quality we looked at in garden centres was very poor, windows & doors not closing properly poor quality timber, make sure you see what you are buying and if in the UK and you want to use it all year insulation will be required, it was cost a small fortune to heat otherwise.

Roselilly36 · 15/04/2021 07:07

Forgot to say check if the garden room falls under PD otherwise you may require PP. ours is under permitted development, the rules can be seen online,.
