It is worth it to pay more for these (seemingly small) features, isnt it?

We are in the process of moving house, and are waiting for our mortgage lender to carry out their valuation. Another house on the same road as the one we are buying has just sold for £50K less and I'm worrying that they will down value ours as it's the only one nearby that's sold recently.

Differences are;

Ours is link detached rather than end of terrace.
Both have garage and parking but our Garage is part of the house and drive in front rather than nearby in a block.
No downstairs loo in other house
Ours has 2 hall cupboards and an airing cupboard upstairs, other house has no cupboards (I know that's a tiny thing but was so important to me coming from a house with zero storage)
Ours has a big kitchen diner with features such as Belfast sink and built in appliances, other kitchen has separate kitchen and dining room and both quite small and not as characterful.

Other than that I cant put my finger on why our house seems worth so much more to me, so I'm wondering if I've let myself get too attached? Bedrooms are all similar size and so is the garden and living room.

The things you have listed would make your house more valuable to me.
Link detached is going to be quieter,
close garage is so much more convenient and a downstairs loo is great when you have kids.
If you have a look at similar houses on rightmove I am sure you would see a similar difference in value.

Do the floorplans show the overall size? If so, is yours bigger? If it is that will also help.

I think the link detached think is huge, especially if the linking garage is yours, so you have control over it's use - when we were looking it did worry me that so many have been converted to rooms, effectively making the downstairs a terrace.

The difference between linked detached and terrace is about £480k v £300k here

I'm not sure the mortgage valuation and market value are the same thing anyway. Market value is what people would be willing to pay, whereas Mortgage value looks at rebuild costs and likelihood. They want to be certain that in the event of an accident, they would recoup their money.
I could be wrong and I'm sure others will correct me, but try not to worry about the mortgage valuation based on your neighbours x

No, the mortgage value is what the mortgage company expect to be able to sell it for, in a repossession situation, nothing to do with rebuild which would be covered by insurance. It is the same things as market value, which is the reason they won't do 100% LTV, as they know they wouldn't get market value in a forced sale situation.

Link detached and a garage that's part of the house would add a lot of value. Downstairs toilet and more storage are also plus points and I'd expect them to add some value.

The kitchen diner would probably add value but wouldn't necessarily increase saleability as buyers' personal choices would vary. I personally prefer a separate kitchen and dining room because you keep kitchen smells out of the rest of the house and if dp or I are cooking, we don't impose our music or podcast taste on each other. But I know that many people find a kitchen diner more sociable.

I also hate Belfast sinks; I've had many years of having to use them in primary schools and they're awful for your back (it's not just that they're low so that children can use them; newer parts of the school have modern sinks at a similar height and they're so much more comfortable).

I'd post the links so people can see the floor plans but I'm far too nervous of someone I know seeing Grin

Square m wise, upstairs is pretty similar but the downstairs of ours is larger by about 20 square m.

Totally get that some of it is down to personal preference though eg sinks

Link detached vs terrace and more sq footage certainly makes it much more valuable.

I would also prefer your house, but depends on the price - £50k more if house is +£500k not as much as £50k more if house is £200k.
