HELP similar houses.. Varying asking prices (links included)

Hi all. As a ftb Im after some advice, I already live in the area these houses are advertised so know the area pretty well. They are all on different closes off the same road. All 2 bed, similar size rooms, etc. I have viewings booked for next week.
Could someone with more insight than me tell me if they think they're suitably priced? Is the extra outdoor space worth the extra ££?

I would say 2, 3 then 1 in order of best to worst.
The prices match this so I reckon pretty reasonable!

I agree. But didn't know if the extra money was justified seen as the houses are v similar sizes..except the garden

Property 2 is definitely the best - a house can be improved / extended but the plot can't. Outdoor space will always add value so you'll have to pay more to get it but you'll keep that premium when you sell on.

Out of the three I prefer the rightmove one - the finish looks better from the pictures and the garden looks much bigger and better maintained which implies the house in general is cared for (which the other picture reinforce) I would say the price difference reflects that but would see all three to make sure in person.

Although, in the bathroom of the rightmove one it has taps I absolutely hate (we inherited the exact same type) While they look good they are not easy to maintain/clean and one is now broken due to lack of previous lack of care. Getting them replaced would be high on my list. Sometimes it is the small things that make a difference!

Number 2 does seem more spacious and airy, but some people don't like open plan or the stairs in the living area. The garden does make it much more desirable I would say, but it depends whether you will make use of the extra space.

2 is also up to date and 1 needs doing up which costs a lot. So 2 makes a lot more sense also it is further from the station.

They seem to back onto train tracks. Have you thought about whether that would bother you?

In terms of resale I'd go for property 2 entirely, you're in the catchment for outstanding schools (primary and secondary) and for a 2 bed, the more outside space you can get the better, it would lead to further opportunities such as extension, and with the current covid crisis outside space is at a huge premium and I don't think that will change any time soon! The finish seems better and I don't know theres just something about 2 that seems like you could just move into it straight away. Property one seems a little "grubbier", but it may just be how the photos are shot, I'd view all 3 and try and go with your gut feeling. If you don't think 2 is worth the £160k, maybe offer the £155k like the 3rd and see where you go, because you are FTB and chain free, that could help sway it.

Property 2's garden also feels a lot more private than the low fences of 1, and the flooring seems really good and like it will last you a long time. That will save on re-carpeting or wood floor, the bathroom and kitchen seem refurbished recently and looking at the walls the plaster seems good. Check out the double glazing and doors when you're in.

Property 1 is nowhere near similar in size to the others, look how pokey the lounge and kitchen are. Clearly no storage upstairs either with the excessive amount of furniture crammed in.

Property 2. Bigger, nicest interior, potential to have big doors on to the garden, easy to extend, semi detached

Property 3 would be my second choice but seems quite compact with a garage oddly placed in the garden. Would need done decoration but not too bad

Property 1, would need decorating. Rather compact. Mid Terrance.

Number 2 is definitely the best one, the corner garden is a great size, there would be room to potentially extend to one side there.

Number 1 would need a new kitchen/ bathroom - that alone is worth the extra money

1 is the smallest, looks cramped.

2 is the biggest and garden is nice but like I said previously it’s not a semi.

3 is only attached one side.

So between 2 and 3 depending whats more important to you.

Is property 2 the back corner of the block? I agree it looks much better than the others, but my friend lived in a house like this, where the front was literally just a door, and so there were not very many windows.
