Any ideas on how much this extension would have cost Last year including bespoke Fitted kitchen with Siemens appliances, solid oak flooring and sliding glass doors (not bi-fold) to the back with electric blinds?

It’s 7.07m x 6.88m

I'd say 100k. We recently spent 70k on a smaller one without a bespoke kitchen

Agree with the 100k estimates. Possibly a bit more if it needed a lot of steel but the post in the middle of the room suggests possibly not.

We are currently doing an extension in the SE. On the basis of ours I would estimate approx £2k per sqm so £84k plus kitchen. The kitchen looks fairly low to mid range to me so maybe £20k including appliances and fitting.

From the previous and current floor plans it looks like only the area that was previously the conservatory is an extension. I'd be surprised if all the work has cost any more than £50,000.

I live in the north east (not far from where this house is) and although materials and building costs have gone up a lot in the last few years there's no way that extension will have cost anywhere near 100k!

Ahh so it is not a new extension of 7×6 rather than knocking down a wall with a little extension. I would have halve the original estimate and also say around 50k

BiL had his similar build completed last year. Fixed price £80,000 without kitchen, but did include a shower room and good quality engineered wood flooring. No knocking out of existing walls though which OPs looks as though it's had

Canyousewcushions · 17/08/2020 16:13

Agree with comments above, my £100k estimate was based on the extension being bigger than indicated by the floor plan.

It may well have been fairly cheap to do, especially if the conservatory had good enough foundations to reuse. Very little wall construction would have been needed as as already said above, they've used the cheaper option of sticking a column in the room.

Will also revise my estimate down to more like £50k

Flamingolingo · 17/08/2020 17:15

I also agree based on floor plan that that may well be £50k based on limited actual building work, no footings, etc.
