We live in Chiswick in a flat, love Chiswick but torn whether to sell and buy another flat with better layout in Chiswick or look to buy 2 bed house somewhere within London. If latter which areas within London are similar? Schools don’t matter. Anyone moved from Chiswick and bought house in London budget around 600k but may be able to stretch a bit more. We were thinking of moving out of London but having a change of heart as nervous we may feel a bit cut off and spend lots of time/cost commuting.ThanksSmile

I don’t know what the feel of Chiswick is but if you want period architecture and being close to the river, then just look along the Thames. They’re all nice areas anyway. Not quite up to date on pricing but there could be a fixer upper in Twickenham or Teddington. You’d definitely get something in Kingston or Surbiton. Surbiton has super quick trains. Kingston has a huge town centre but a good option for lots of restaurants and not feeling like you’re surrounded by kids (I know I found some family areas a bit much pre DS).

Thank you @JoJoSM2, Chiswick is on a district and overground lines, it is very family and leafy area, tree lines streets with period houses and desirable area. Good restaurants and cafes.

Greenwich? On the river, lovely park and lively. 10 mins overground to LB or DLR to City/Wharf. Budget might be tight for a house though.
Would also second Kingston/Surbiton.

OP, I do know that much about Chiswick. It’s just difficult to work out what you really want based on all the threads you posted. Is it that you just want to live in a ‘prime’ area? You certainly won’t find 600k houses in such locations.
Kingston or Surbiton don’t have the tube but they do have plenty of nice restaurants incl riverside ones and tree lined roads + the 2 royal parks on the doorstep and you’ll actually be able to afford a house.

probaby best to buy a better flat in Chiswick. You want get connections further out as good (good and many buses in chiswick as well as the tube) - if rail is out of action / delays, you couldn't get a cab to Kingston/Teddington poss but a heck of a fare and it's just not as nice.
If you had an option of moving out of London without needing to commute, that would have given a lot more options. Imo Chiswick won't drop in price for the best type of flats so will always be easy to sell if need be.

@JoJoSM2 thank you, I know Kingston/Surbiton and areas around there well but I think prefer to be on a tube line or have bus options as we work quite central.

@CatAndHisKit thank you, I agree with transport links that’s why we hesitated to move out of London. You seem to know Chiswick well and it won’t go down in value. Is there any other areas in London that you’d recommend on tube line where we could stretch for a 2 bed house for our budget? Still toying idea of Flat versus House

do you mean any part of London, OP? You couold look North and East but have a look on rightmove as prices may be different in those areas now, but a fewyears ago you could buy a 2-bed house in Walthamstow (whichIm not a bug fan of but may people love it),

or East Finchley in the NW- I do quite like it, it's not like Chiswick in buzziness of the High St or the choices of places to eat but it is close to Muswell Hill and Crouch End which are sort of comparable minus the river but many parks/woods). East F used to be cheaper than Chiswick for sure and still is but I don't know by how much - depends what your flat is like in Chiswick (i.e. the budget). Tube is good though - Northern line about 20min to the centre (Tott Crt Rd / Charing Cross). I don't think there's anything else that's relatively nice, on tube not too far, and cheaper. There are plces towards Esex on tube (Wanstead) but it's a long track by tube, and feels a lot more suburban and remote, or say Leytonstone - it's quite nice in places but nothing like as upmarket.

Have a look at Wimbledon - district line still plus overground. The village is expensive but anywhere out the village is more affordable.

There is also Raynes park which is nearby, no tube but on the overground and the tube is close by - Wimbeldon for district line and South Wimbledon for northern line. you will get a lovely period house.
