What would you expect this to cost? Conservatory/orangery (Pics)

Please can you let me know how much you would expect this to cost? Been given a quote of £20,000 (just under) today.

3x3m size room to be added to side of the house. See the worst diagram ever Grin The blue side wall exists already, and the blue line at the bottom is existing patio doors. The red line would be a brick wall built from scratch, and the yellow line would be aluminium bi-fold doors.

The roof would be as shown in the pic, with a border (not sure what it’s called) all the way around, with 12 spotlights built in.

The bi-fold doors feature integrated magnetic blinds between the glass.

Interior walls would then all be plastered, and electric sockets put in.

Is this in line with what you’d expect?

I don't know the cost, but I've always fancied an orangery!

Is this just a conservatory or an extension? If it’s an actual extension and you can lose the existing doors, then I think it’s just about bearable.

I’m not sure what it counts as JoJo as two sides will be brick, the back will be existing patio doors and the surrounding brickwork of house, and the front of it will be a brick pillar and the doors.

Ours is similar but slightly smaller and we needed 1 wall built. Cost £24,000 2 years ago so your price sounds right.

So a glorified conservatory.

Maybe someone knows more and can comment but as far as I’m aware, those aren’t to standards in terms of insulation and things like that so you can’t knock through to them if you want to. For that reason they’re treated as add ons and don’t require planning permission (I think?) I would hope that for 20k you could actually get more of a real extension as it works out at over 2k per sq m.

The thing is, we want a garden/conservatory sort of room, not an extension, as actual living space is large. I want a room that has an indoors/outdoors feel to sit in when it’s not quite warm enough to be fully outside.

Sounds about right. We had one done a couple of years ago-I love it!

The border with the spotlights was called a light box by our builders.

I'd agree on price too. That ceiling construction alone is going to be pricey and bifolds with integrated blinds are likewise costly items.
