Water came through beading, internet down and computer equipment wet

There was storms last night and water has come in via the beading in my spare room. Husband is stressed and annoyed because his work computer equipment etc got wet, internet is down so we can't get online (I'm typing this using data).

Been told to speak to a builder or joiner about the beading, this isn't the first time it's happened but we're selling and I've been so busy preparing for viewers that I'd not done anything about it.

I've wiped down the surfaces (there's bits of gritty sand stuff too) and have cranked up the heating in a bid to dry things out.

I really hope that things aren't broken. DH is stressed and has gone into the bedroom for a lie down. I don't know if he's able to work from his laptop somehow but I have told my work that I can't do anything because internet isn't working.

What else can I do? Thanks.

How the water got into the house? Is there a problem with the roof? Surely you'll need to get this professionally looked at if you want to sell your house (a roof issue would show up on a survey wouldn't it, then any prospective buyer would expect you to fix it).

Call your home insurance then get someone out to look at it......

Also have you checked your gutters? If your gutters are blocked the water can't drain away so it goes inside your house. That's quite simple to fix, get someone round to clear all your gutters out or get up a ladder and do them yourself if you don't mind heights.....

I'm in Scotland, we had a survey done and no issues with the roof or anything. It's coming in from the wooden surround on top of the window. Had guttering cleaned once before I can't see anything in there from the ground but maybe if I get someone over for a look they can advise on what the problem is and fix it?

It's happened before a few times but only seems to be if the rain is coming in a certain direction.

We had this. It was a loose tile just above the gutter ( first row if you know what I mean) .
The rain got under the tile, ran down the fascia and leaked through the window. With the strong winds we have had the smallest gaps can cause the biggest problem

I don't know what you mean by beading. Post some photos please.

You need to have guttering cleaned regularly.

Hopefully, it is just the guttering and cleaning that out will solve the problem. Can you have a look yourself?

So the roofing company has been over and said straight away he can see that the water is coming from my upstairs neighbour's flat. His windows are held in by expanding foam and have been since I've lived here. There's a hole in his window frame so maybe water is coming down from up there. He's very neglectful and quite a nightmare. I don't think he'll easily pay to get things done so I'm not sure what to do. I'm really frustrated and upset because I'm trying to sell this place and this is another obstacle to us moving on.
