Very specialist property may I add as we have horses!

Property 1
£450,000
4 acre of flat land
Semi detached
1600sq ft
40 minute commute
Looks in good condition
Barn and garage

Property 2
£449,000
Detached
1300sq ft
30 min commute
3.5 acres- sloped for much of it but also has 0.3 acre flat garden
Needs a bit of work but lots of potential to extend due to large garden.
Carport only so no idea where to store tat!

Both are at our maximum budget due to needing 20% deposit to secure good rates.

What soil are they? Will it drain? Are there stables? What kind of road are they on/is it good hacking? Could you keep your horses on so little land?
Personally I’d prefer detached. Could you put a big shed up for tat?

No idea on soil but no stables yet on either. Yes I only have two horses so technically only need 2.5 acres.

Both have hacking according to OS maps but I haven’t ridden those routes.

You really need to investigate the type of soil. I have 16 acres for two horses and it’s clay. It’s very quickly a boggy mess in winter. Depending on how big the horses are I’d not want less than 4, probably 5 acres personally. You ideally need to have summer and winter fields so the opposite can rest, and half of 3.5 isn’t big, especially when you factor in garden and yard space coming off that acreage.. plus you might end up needing a companion if you’re going to leave one on its own while you ride. Not meaning to rain on your parade at all, but boggy or overgrazed land can lead to all sorts of expenses..

I don’t know about best fields for horses but would prefer detached over a semi. You need to work out if you can afford the work, though.

House 2 just got sold- agent rang me- next time I won’t dilly dally thinking about which one for so long- teaches me a lesson.

For those asking out horses are both ponies and exceptionally good doers and will be fine on 3 acres (we had a much at my parents home in wet Shropshire!)

Nope not in my budget! We are looking at anywhere in Herefordshire, Worcestershire, Gloucestershire and south Shropshire- but max budget of £475,000

Are you going to go for house 1? On balance, assuming soil type is the same I would have chosen that one.

More land for horses and much easier to do a bit of schooling on a section of flat field than on a slope!

House is bigger and in better condition and gives you a barn and garage, which you'd need for all the horse stuff and putting in at house 2 would further eat away at the acreage there
