Is it worth taking an architect or other professional to a viewing?

The property we are interested in has a huge garden but the house is relatively small and despite having 5 bedrooms has only two bathrooms and none downstairs. In an ideal world we would have a cloakroom downstairs and maybe even an extra bedroom or study. There is loads of space for an extension but it is a very unique looking building ( but not listed or conservation) so I would want to preserve the character. Property here is flying so if I mess around delaying an offer we will 100% not get it. Similar properties have accepted offers with 2-3 days of arriving on the market.
I'm totally in love with the charachter of the house, the view and garden but would like to know if there is a clever way of getting more 'house' to balance huge garden and balance the bed/bath ratio.
Any thoughts?
Its crazy how quickly you have to make decisions that can affect the rest of your life and use up most of your savings!!!

I would pay for them to review the floorplans before any site visits.

If it's not listed and not on a conservation area there will be something that can be done with it, it will just depend how much you're willing to spend.

Go and see the house and make an offer if you like it, you can then ask an architect to review the floor plans etc if the offer is accepted while mortgage and surveys are sorted out.

I agree that if the plot is large and there are no restrains of any sort, then you’ll be able to do sth with it if you’ve got the money. You could bring someone along for your peace of mind, though.

Thanks everyone - I will try and find someone to look at the floorplans. I'd like to take my time weighing it up from every angle but it is snooze you loose here. Anything good is going crazy fast!

Just to add that it will be worth finding someone who has recent previous experience of submitting plans to that particular council.
